"See update also****My wife and I moved into Portico over 3 years ago. We like it very much here!. The homes are well built and a great value. For our Princeton ll model (about 2200 SQ. Ft. ) The Electric bill is normally about $120./ month.. Water normally about $60/ mo. And fees....HOA is about $450/quarter and Amenity center fees about $200/ Quarter .. So fees currently total about $2600 per year.. Taxes also reasonable as we are full time residents and can FL. homestead the taxes. There are not a lot of custom changes possible... they are a bit on the "cookie cutter" side.....but these homes are like ordering a Toyota....not a Ferrari... You really get a great quality and energy efficient home because there are not too many changes possible for the builders. We like living here because of the gates and rules . All our neighbors are great too ! Beautiful, well kept entryway with slight rolling hills , nice lakes, and well manicured common areas. *****UPDATE 1-31-2023*******.. Had a roof leak 4 months ago...Very long and tiring story but the long and short is that after 3 years had a roof leak . Lennar referred to the Roofer ... Roofer came 4 months !! after leak reported ...(My house would have been destroy by then..) I had fixed by another roofer.. Lennar won't reimburse the $750.00 repair plus $100 in shingles I spent ... Not happy...Had long term "Structural warranty " with Lennar it is WORTHLESS....."

"Look , they build quality homes at an affordable price point.I’m literally building one right now. However that is where it stops. The actual customer service is terrible , and keeping people updated on the progress of the home in non existent. If you add pressure or call god forbid. The house just gets done slower and slower. So don’t do that. Also pay attention to the contract and purchase agreement. They can literally change your completion date for any reason. I am told all builders are most likely the same. However I bought a house from Beezer homes in SC when I was there and it was an awesome experience and it was also brand new. Maybe I should have just gone with a Pascal house in this area. I’m going to close and be in the New home in a month or so. My wife really wants this house. Without that I’m not sure I would buy it. If I had it to do over again I wouldn’t buy from them. If I only knew then what I know now applies here."
