"UPDATE: We are now in the final stages of rebuilding our home post hurricane Ian. KGT 's project manager, Bill Cohen, has been amazing. His level of communication is off the charts and he knows how to leverage his relationships with the subcontractors to keep things moving. He has earned the respect of all who work with him on our project which is a real asset. We are grateful to have him as part of the KGT team working hard to get us back in our home. Thank you, Bill! We are having a house built by KGT. The process has been smooth and getting our permit went well. Our architect needed to adjust some things for permitting but KGT was quick to resubmit to keep the process moving. Ally, their designer, is so helpful with selections in what can be an overwhelming process. She will suggest and pull together items after listening and learning your style. "This will be long but it's important for anyone considering a major investment: bottom line is hire someone who can honor and work within your budget and get to work. This review is 16 months after firing this company, however it has taken that long for my blood to stop boiling at how much of our time and money Greg and his team wasted. This company is extremely talented in marketing, community exposure, and initially selling themselves to you. This is where their strengths end. We bought a house that needed a major renovation, hiring them immediately after closing. We gave them $10,000 to get started on a renovation for us after we gave them our budget of $500k and their estimate being $350-500k. We told them we were moving to the area 6 months later and had hopes to be in the home by then. If this was not realistic, no one ever communicated any timeline clearly. Well, after 9 months we were finally provided complete plans that would cost a minimum of $800-900k MAYBE (in his words, they were "shooting from the hip" in this cost estimate that they charged us to create). They honestly have no clue what things cost, how to estimate, or how to work within someone's budget. And they have no respect for people's resources and time as they took SO LONG and charged us SO MUCH to design plans that we could NEVER afford. Why would they waste our time and money to do this?? If Greg wants to come back with a response of my changing or adding things, I will say this is a natural part of a job. Your responsibility is getting the plan established quickly and executed. The reason for all the changes was because we had MONTHS and MONTHS to think and rethink things. And why would a GC let us make changes that would so significantly affect our budget without saying something??? Where is the management? No guidance, no direction, no urgency, no nothing from this team on getting from design to construction. He broke his contract that said we'd be invoiced biweekly and we didn't see our bill until after 8 months, only learning later what all their time working on a project we couldn't afford would cost us. Do yourself a favor- hire someone who can give you an actual quote, get the plans done for what you’re looking to do, and get to work. We eventually did and they made the process feel as easy as pie. And affordable too. NO, no permits were ever a part of our experience with KGT. To have a construction permit, you have to have a construction contract which we NEVER GOT TO IN NEARLY A YEAR. All of their design meetings with me were simply me giving my design choices, which should be noted to any prospective customer MUST be made among specific, VERY expensive options. All the tile I wanted wasn't even an option with them, which was so disappointing at the time. In summary, don't trust their estimates at the start. They're way off. I know I asked for changes that increased the numbers as Greg will surely respond to say, however even when we asked if we could just revert back to the original simple plan, he could not get the numbers close to where they were when we paid a $10k deposit. This should be criminal. If you want a job done with any sense of a time frame and on budget, keep looking. Our experience ended with our inability to get them to reply to us after deadlines were missed. We moved on and they never even followed up. Absolutely no care that we lost so much time and money, or commitment to our project whatsoever. They may express care now that there is a review and I have no doubt Greg will reply with articulate eloquence. As I remind you, this is a strength and the one that sells. I've had few life experiences that rival this one in regards to the amount of anger, frustration, and loss."
"Run from KGT. Greg was very impressive during our time together before we signed a contract and gave a deposit. Once we confirmed and paid a deposit he missed every milestone he gave us. He gave us a plan aligned with our budget and engaged his “designer” who did nothing other than document my wife’s selections. She met with us for an hour and half total but charged us for 17.5 hours (a cost of thousands of dollars) and said the extra hours were for documenting our selections which was cut and pasting links to a google spreadsheet. Probably in reality 30 minutes of effort. After 9 months KGT didn’t even get permits approved and gave lots of excuses. We called for a meeting to update us on where we stood after 9 months of no progress and asked for an updated cost. They gave us an estimate that was 40% higher than the top of the range they gave us initially and only because we asked for an update. When we were shocked Greg said we “shoot from the hip on our first proposals.” Once we fired KGT the engineering and design company (they blamed for the delays) got us everything we needed within weeks after we engaged them directly. KGT couldn’t get a permit in 9 months after telling us the whole process would be done in a year. I could say so much more but I’ll leave it at this run from KGT."
"This past fall we had water damage that triggered a renovation of our kitchen, living/dining area and lanai of our two bedroom condo. Due to the recent hurricane, contractors were overwhelmed with demand. Our first two contractor contacts left a lot to be desired. Fortunately we noticed the KGT advertisement, noted their most recent Sand Dollar awards and decided to give them a try. From our first call, we were pleased with the professionalism of the KGT team. We had a vision for the space which was quickly grasped by Greg and Teresa, the KGT principals. Greg was able to put our ideas into his computer software and make constructive suggestions for opening the space. We were able to get a real feel for what was about to happen and develop a realistic plan to get it done. Every detail of lighting, plumbing, and electrical outlets was captured in detailed plans that were needed for the necessary permits. Theresa guided us through the choices of materials for floors, counters and cabinets. Selections were made and documented to keep everyone in agreement and on schedule. We had our share of bumps as work progressed but the communication with Daniel, the Lead Carpenter, by phone, text and email using the Buildertrend website was excellent We are pleased to say that the final product is beautiful, efficient and exceeds our expectations."
