"I accepted an offer from this company in 4/24.It was an all-cash, no inspection deal. They selected an Aug closing with was past 90 days. They put down only 10K. A month later, their licensed salesperson, C.D., called and asked if they could change the buyer's name on the contract. He said they wanted to "mitigate risk" by using a different LLC of their company. I did not sign any agreement permitting this. In July, C.D called and said he needed to come to my house with his "business partner" and a "construction guy" to make a list of what to purchase so they could start work right away. I agreed to it as I wanted the house closed. On that day, a man arrived and said he was there to do an i appraisal. I didn't know anything about that. Then woman entered who said she was also an appraiser. It was clear these 2 were working together but submitting separate appraisals. A man arrived to meet with them, A.A., who said he was the business partner. The appraisers had a conversation which was clearly about mortgage fraud, e.g., "This is a 3 bedroom house but I'm going to put it down as a 6 bedroom for the loan, " "I'm going to put down that the hot water heater is 3 years old and the heating system is 2 years old," when he hadn't looked at either. A.A. gave him at least $800 in cash. They never looked at the plumbing, the electrical or the roof. A.A. asked me for a key and said he wanted to put a lockbox on the house. It was clear from talking to A.A. that he was a hustler and did not know the first thing about renovating a property. After they left, I immediately called my lawyer. Overvaluing a property in order to obtain a larger than legal loan is definitely fraud. C.D. never showed or called and neither did the "construction guy" because there was no such person, this was just a ruse to get into the house. A few nights later, I was asleep in a lower-level bedroom when I heard the window opening. I saw a hand come through the window and pull back the blackout blind, followed by a head coming through the window. He was startled to see me, and I had been out cold. He started yelling, "I want see house! I want buy your house!" I was standing on my bed at that point, and I told him the house was not for sale but he was arguing with me that it was. He tried to show my something on his phone, but I would not go near him. He backed out but walked around my house in the pitch blackness before getting in his car, yelling at someone and leaving. The lights were out, my car was in the driveway and there is no for sale sign or anything indicating the house was for sale. The next morning, before I got to my car, he pulled into my driveway, again telling me, "Want buy your house. Want see house." Again, an argument ensued. This time he showed me a video on his phone of the INTERIOR of my home which was taken by A.A. on July 16 with the house address misspelled in the title. This video was taken and distributed without my consent. At that point I realized what they were doing. They were trying to find a buyer to buy the home at a higher price that the contract and switch the name on the contract to the new buyer at closing AKA wholesaling. This was why they were stalling the closing. they were so panicked that they sent a man to climb through my bedroom window at night. I called the lawyer and said I did not want to sell my house to this company and would not allow any name changes on the contract. He said I was committed to sell them my home. For the next few weeks, C.D and A.A. continued to call and text with ridiculous reasons to get back into the home, presumably to show it to buyers. I said no and blocked them both. 4 months later, their lawyer set up a closing date with my lawyer. I told my lawyer multiple times that I do not want to sell my home to them and that they committed multiple acts of fraud that invalidated the contract, starting with misrepresenting why they wanted to change the name on the contract. My lawyer is telling me I am contractually obligated to sell them my property."
