"WARNING for people new to the real estate game. This man, Mr. Mario Elizondo, is a scammer. He told me all about his personal life in order to "relate." Then, he pursuaded me to buy a property with no COO, way over value, from someone he probably has made a side deal with. He took no responsibility financially but promised to do the rehab at no cost to get the home up to code as his "stake in the game." I trusted that he would hold up his side of the deal. After I closed on the house was done, he did nothing. The home had been vacant for months but when I purchased the home, all of a sudden all of the piping had been removed (and probably sold for money), the electrical was torn down and though I barely hear from him after I bought the home, he called me to let me know about the incident and that I should file a claim with the insurance company so they could give me money to replace it. So the funds I would have gotten from the insurance company would have been available for him to do whatever he wanted with the funds. The house had been sitting for months with no action taken for my so called partner. Bills stacking up while the home was just sitting there. I, then, had to sell the home at a loss following this disastrous experience. Do not do it! Save yourself and go with someone you know. Know the market, know your people well and trust your gut. Trust the information you find because he will try to convince you that your official documents are inaccurate and "not too worry" he'll get the job done and will sit pretty on the money he made from you from the side deal he probably had with the seller!"
