"This is the first time I've posted a contractor review, much less a negative one. But I'd be remiss not to warn others. No one else should experience the dismal work quality and lack of caring and responsiveness we did in the midst of a home leaking roof emergency. In July '22 the flat rubber roof on our garage was leaking. Ricky Zapsic assessed the job and said it could be repaired and didn't need replaced yet. We hired him, as he's the son of a lifelong friend. Fast forward to Dec '22.... the roof started leaking severely. We discovered it and called Mr. Zapsic on Fri 12/30 ~ he said he'd call in the evening with a resolution plan. No return call. I texted him ~ he said he was busy and that it was a holiday weekend. He wouldn't answer my calls or texts. My husband called him on Tues 1/2 and he said he'd be out to look at the problem on Thurs 1/4. He no showed. Wouldn't answer our calls or texts. WHAT CONTRACTOR DOES THAT WHEN A CLIENT HAS AN EMERGENCY? Our roof was still leaking... we had no choice but to find a reputable roofer who is fixing it to get us through the winter and replacing it in that Spring. That roofer (a 3rd generation company highly valued in our North Hills area) said that Zap hadn't even used rubber glue! There were more issues with the quality of his work and failure to complete the jobs he committed to. But I won't go into detail on them. The experience above should be enough to scare you away from using Zap Residential Contracting."
