"I don’t ever write reviews for ANYTHING. But these people don’t deserve to take anybody else’s money like they took mine. Apartment complex is not maintained. Cobwebs and chipping paint and dust and grime EVERYWHERE. Apartments are put together so cheaply it’s almost unbelievable. And then they will keep EVERY. SINGLE. PENNY. of your deposit despite all your efforts to restore back to how it was when you moved in (which was awful in the first place). 880 dollars for “paint touchups” when my roomate and I paint matched and spent hours painting, patching and repairing to make it look BETTER THAN WHEN WE MOVED IN!!!! Management is awful. Customer service is terrible. They just want your money and nothing else. Moving out of here was the best thing I’ve ever done in my life. Wish I could give this place 0 stars. "DO NOT MOVE HERE! These have to be the worst managed apartments ever. Most, if not ALL, of the 5 star reviews are from management or their spouses, super shady if you ask me! They're writing these reviews and then going back and responding to themselves... Rickilynn Lambert is the person that "deals" with move out issues, Ayden Jensen was someone we delt with when we moved in... and the list goes on, all of these people have written 5 star reviews. Don't believe them! If you do decide to move in just say your goodbyes to your deposit now because you won't see it again. They nickel and dime you for everything! DO NOT MOVE HERE IF YOU WANT HONESTY AND TRANSPARENCY! DO NOT MOVE HERE! For the record they do want you to take an actual chunk out of the wall to paint match! Sounds counter intuitive to the normal person yes, but that is infact what they want. Likely so that if you do it wrong they can have another reason to charge you. Their instructions are to take a sample from the wall, drive from Provo ALL the way up to Lehi to Prism paint, who would match the paint, get a $40 gallon of paint, drive back down to Provo and repaint. Rather than just provide a gallon of paint to their tenants like other management companies. We drove up to Prism and tried to get a swatch. They told us they didn't do that and that we needed to go to Sherwin Williams. From that swatch Prisim said they could match. So we did that, drove to the apartment found the right swatch drove back up to Lehi got the paint and touched up the whole apartment only to find that it was the wrong color and Prism couldn't match it. I'm confident that they wouldn't have been able to match a chunk taken out of the wall either. It would've made no difference. Basically, there is no way to succeed. You might as well not try. DO NOT MOVE HERE UNLESS YOUR COMFORTABLE WITH LOSING YOUR DEPOSIT TO A PAINTING ERROR THAT IS OF THEY'RE OWN MAKING! DO NOT MOVE HERE! When we moved in there was a thick layer of dust on everything. We had to clean it before we could unpack anything. It was not "move in ready." Even if you hire a cleaning company to come out and clean the apartment before you move out it will not make a difference. There WILL be a cleaning charge! We spent the better part of 3 days cleaning every nook and cranny of this small apartment because we heard horror stories from neighbors. We are not messy people but were really trying to make it "move in ready" but it didn't make a difference. DO NOT MOVE HERE UNLESS YOU PLAN ON EATING THE COST OF NORMAL WEAR AND TEAR! DO NOT MOVE HERE UNLESS YOU LIKE CHEAP APPLIANCES! Our dishwasher broke twice in the year that we lived here. DO NOT MOVE HERE! Also, if you value your health, DO NOT MOVE HERE! There is a known mold problem! It happened during the winter. We found it by every window and door, our firls loved breathing it in. We were the first ones to live here and were told in an email sent out by MaxxPM that we werent cleaning our apartments well enough and we were allowing too much moisture into the apartment. Many of our neighbors were having the same issues. Maxx refused to acknowledge or own the issue. DO NOT MOVE HERE UNLESS YOU WANT TO BE BLAMED FOR MOLD GROWING IN YOUR APARTMENT ( LET ALONE HAVING TO BREATH THAT)! Moral of this story is DO NOT MOVE HERE! I would go as far as to say: "DON'T MOVE INTO ANY APARTMENT, TOWNHOME, OR CONDO MANAGED BY MAXXPM!" Unless, of course, you like flushing your money down the toilet that is loose that they'll charge you to tighten up anyways. (I'm being only slightly hyperbolic, we actually were charged for a loose toilet seat which we pointed out when we moved in and which we were told was ok. I tried to tighten it but couldn't, it was a clip fastener with no threads or anything to tighten, so your guess is as good as mine as to how they pulled that off...)"
"The apartment itself was ok. We were the first tenants to move in, but even then you could tell that it was very cheaply made and we had to have a few repairs made within the first couple of weeks. The location is ok, pretty out of the way of anything. The management company was pretty hard to work with. Our main complaint is that we kept our apartment clean throughout our lease, and then cleaned for 10+ hours upon moving out, and got back less than half of our $1300 deposit. Overall ok, but moving out was a difficult and annoying process. Also, as everyone has mentioned most of the good reviews are from individuals who work in their office."
"My family did not have a good experience living here. Like others have mentioned, mold was a major concern for us. After being told the mold was caused by us keeping our apartment too humid because we don’t leave our bathroom fans on, we finally sent a Deficient Conditions letter to them trying to get out of our lease. The mold was in my daughter’s room. They finally sent someone out, although their resolution didn’t solve the problem. Gail was extremely rude and unprofessional. Upon moving out, they kept 2/3 of our deposit, charging for the smallest things. We missed some things, so I’m happy they charged us for those things, but I felt a vast majority of the charges were illegitimate from the pictures they used to “validate” why they charged us. The property is decently maintained. The parking lot and trash can area are always a disaster. The parking is a bit tedious, especially at night. It doesn’t help that the painted parking lines chipped off after winter, so residents don’t park very well and take up quite a bit of room. Kids in our complex often ding-dong ditched the complex and would shut off the power at the external breaker panel. The quality of the apartment itself is poor. Although aesthetically pleasing, the materials and labor used to build it were bottom-tier. The doors don’t close and seal well, so the hinges all rusted on the exterior doors. Our toe boards in the bathroom came off when sweeping. The walls had cracked due to settling. The tack strips are so far away from the edge of the wall and the carpet didn’t have padding underneath in some areas. Also, when trying to clean the wall with a wipe, the paint would rub off."
"Having lived in Blackstone Farms Apartments for the past few months, I can truly say it has been an exceptional experience. The 2-bedroom apartments are beautifully designed with modern amenities, and the stunning Wasatch Mountain views are truly unparalleled. I appreciate the included utilities and high-speed internet - such a convenience. Their pet-friendly policy was a winner for me too. The location is unbeatable, with easy access to Brigham Young University and the charming parks and trails of Provo. The property management team is friendly, efficient, and always ready to assist. All these make Blackstone Farms not just an apartment complex, but a community and a home. Highly recommended!"
