"READ. YOUR. LEASE. AGREEMENT. Before you sign anything from KH, read the following parts of the lease agreement: - RENTAL AGREEMENT HIGHLIGHTS (page 2)- your annual rent is referred to as your "level monthly rent installments @ full-term recovery rate" which is what they tout as your monthly rent. What this means is that if you stay for 12 months, that's the rent that you pay. If you're lucky enough to sell your lease, the new tenant will pick up your rent, and KH receives their $5,868.00 rent owed for the year anyways. You also pay $75 for every month that you lived there (8*75 = 600) plus a transfer fee (section 7) of $125 for selling your rent. If you're like most people, and stay through April, the cost for selling your contract comes out to be $725, even though KH is still receiving their rent. Guy at the front desk said 60 people normally look to move out/sell contracts, most are moving out for the summer, so KH makes (60*725 = $43,500) for nothing. Bucko bucks. - Section 7 (explained above) - Section 26 - explains that even if you find another tenant, you still have to pay the $75/mo that you lived there. Their rationale is that because rents in Provo are higher during fall/winter and lower during spring/summer, they've divided your rent into equal payments for budgeting reasons, and that's why you pay the $75/mo to compensate for the money you "saved" during the fall/winter. This implies that they would use the money to make rent cheaper for spring/summer tenants, except they don't- those tenants still have to pay the evenly-installed rent that is supposedly more expensive than market rate during spring/summer. So again, they just take the money because you were dumb enough to not read your lease. READ YOUR LEASE. - Section 10D (rental agreement) - If you're graduating, getting married, entering the MTC, or are doing an internship sometime during the summer, you can cancel your contract with 120 days notice for $700 "buyout fee" - Other random fees: Section 2, Section 10b, Section 28- $100,000 renters insurance (unnecessary), convenience fee for paying rent. And then for general stuff, they'll charge you $120 for a failed cleaning check that they likely won't do or clean for (another guy complained that the people at KH are trained to fail you in another google review and KH didn't even deny it in their response), they nickel and dime you for everything, tons of random fees that just show up (I have a "billing fee" of $4 in my ledger right now, lol), rent is $489 for a pretty ancient apartment (4 guys, 1 bathroom), meanwhile my fiance is paying 350 for a private room in a much better apartment. tl;dr: live at Belmont or Blueridge if you still want the perks of KH without the corrupt management."
"I lived here for almost two years, 2020-2022. Here is my experience: Pros: - lots of storage space in the apartment. - VERY social environment, always things going on especially in the warmer months outside. - sometimes free pizza and things at the clubhouse. - laundry takes card. - fire pits available around every apartment. - nice ward. Cons: - HARD cleaning checks every month. You’ll be scrubbing for days to even pass, even if it was already pretty clean. - it’s LOUD at night at the clubhouse, and you can hear it until sometimes 2 am on school nights blasting music and screaming and such, - pool and spa is nice but is always crowded. - space is pretty small, I lived with 3 other girls. Only one bathroom and it’s small. - showers were always cold. - to get a parking spot, you’ll have to either park a million miles away and walk or pay $60 a month for a reserved parking spot (of which people will always park in and never get towed). - one time I parked in a FCFS parking spot (that I paid for at beginning of the semester) and they still towed me and said there was nothing I could do. - unknown charges, sometimes they would just charge one roommate for all the utilities.p"
"They have not had higher than a 2 star review for several years. And it doesn't surprise me after living here. It was an absolute nightmare. Overall - they are dishonest and greedy. They are seriously messed up, and have robbed so many poor college students without a second thought. For their sakes, I hope God doesn't exist, because they are going to get a real spankin' and go straight to H.....where liars go. But God does exist, thankfully. I'm anxious for justice to be served. I wrote a several page review, because there's just so many horrible things about this place, but google won't let me put it because it's too long. But here were some of the things in my essay. - 700 dollar security deposit (you will NOT get this money back) - If you sell your contract early, you get charged 85 dollars per month that you've lived there in addition to the 125 dollars transfer/cancellation fee. And I had to pry them for this information. - 460 base rent, but you pay closer to 530 per month. My roommate paid over 600 one month. Expect random charges all over the place. - 6 guys and one tiny bathroom. It's so claustrophobic. No room for anything. And not a nice apartment. - They booted my roommates Uhaul when he was moving out. - We had cleaning checks, and cleaned everything up really nicely. They came in and threw away all of my brand new groceries (50 bucks worth of food) in one of the fridges. It was obviously new food. Then they charged each roommate 50 dollars. So basically I spent 100 dollars for them to come and throw away my groceries. So kind. So helpful. Thank you King Henry. - Why is it even called King Henry? So cringey - Parking is horrible. It's expensive, and most of the time you won't get a parking spot. - I know two guys who wanted to switch contracts. They each got charged 125 dollars. Just to switch rooms. - I've heard several stories of students being treated poorly by the management here. I was just talking to someone who said they saw the main manager yelling at two girls and eventually reduced them to tears. - Laundry isn't included. It's advertised as 1.75 per load, but you get charged 2 dollars. It also doesn't work lots of the time and you have to pay again. And even if you pay, it takes two cycles to dry your clothes. I spent around 10 dollars a week on laundry. Goodbye, King Henry."
"this place will charge you SO MUCH MONEY. It's not worth it. My ward was amazing, but the apartments are trashy and old. I'm getting married this month, so I sold my contract early. I have someone to replace me, but they are still charging me $600+ just to move out. At the end of every year, they charge everyone a $125 conditioning fee and they literally don't 'condition' anything. The most i saw them do was a really bad carpet cleaning job, that they charged us for too. Also, they fail EVERYONE on the final cleaning check and charge them $40... even if it's clean. Basically the owners of king henry are money hungry and dishonest. They'll look for any reason to charge you money, & they do the bare minimum. It was a fun place, but not worth how much money it cost me in the end. If you choose to live here, read your lease SO carefully so you know what you're getting into!!"
"This place is a SCAM. Do NOT live here. I'm going to go pretty in depth on a lot of things that are wrong with this place, but here is a quick summary: $400 plus in fees when you move out. About $150 charge for "reconditioning" at the end of the year Expect $50 extra every month for utilities and fees on top of your rent. Dungeon-like apartments. Staff that's responsive only when it's in their best interest. I didn't feel that it's as social as everyone says. Every fun social activity was put on by my ward and NOT King Henry. There hasn't been a single review on google that's higher than 2 stars for the past 11 months. Most of their 5 star reviews are 2 years old or older, and sometimes MUCH older. Ok, guys I'm writing this because I don't want anyone else to get scammed out of their money like I have. I'm moving out this semester to get married and I'm being charged so much money that it's going to make our budget really tight for the first few months of marriage. Thanks King Henry. If you ever sell your contract, they charge you a $125 "transfer fee." They also charge what they call "Early cancellation Discount Recovery Rent" if you sell your lease. When an employee explained it to me they said something along the lines of "King Henry gives you rent at a discounted rate, but if you sell your contract you forfeit the right to it and have to retroactively pay the difference. It's about $70 for EACH MONTH you've already lived there. That means that the "discounted rent" is $450 bucks a month and the "regular rent" would be $520 a month for a SHARED ROOM. Additionally, everyone that I know of at the end of the last year that lived here failed their final cleaning check and was charged that fee. The parking is $60 which is par for the course in Provo, but the parking stalls are ridiculously small and it's often hard to find a spot. Like I've said, the apartments feel like dungeons. There is little to no natural lighting in my apartment, and the lights are subpar. Everyone says that King Henry is super social, but I had a FAR more social experience when I live at Helaman Halls my freshman year. Everything social here is because of your ward and the fun people, but you can find that at any apartment. I love my ward, but a lot of the people I know who are marrying and moving out have had the exact same experience as me. Overall, I highly recommend that you don't live here. This apartment complex is owned by Redstone Residential, as are many apartments in Provo and I would recommend avoiding any property owned by them at ANY cost. My recommendation is to find somewhere else, rent a house with some of your friends, or live in on campus housing."
