"I’ve lived here since October. Management is cool. The apartment and amenities are great my only issue is my water heater stops working every 2 weeks. I am currently on day 4 without warm water and I put in a maintenance order 3 days ago. They have fixed it twice, but the problem keeps occurring. Currently I have no hot water what-so-ever. I have to shower in the frigid cold. Its a new building so I understand there will be some issues, but not having access to something as simple as hot water has been a major inconvenience."
"Not quite sure where to begin here. I feel as if we were very misled when signing with the Cottonwood, and I hope to inform people who read this review that that is a likely outcome when discussing with the management/staff here. Amenities and Construction Delays: My roommate and I moved in first week of August and were told by management that the pool and other amenities would “absolutely be done by the first week of August”. Well – we are now in mid-January and most of the amenities are still not able to be used by residents. Not only did management make false guarantees and assurances, but when things tend to not go their way they completely sever communication with the residents. At this point, we do not have an email that we are able to utilize to contact staff, and there is not currently a standing manager or anyone higher up to discuss concerns with. The mailing addresses also are very conflicting depending on which postal companies are delivering your package, and most of them are returned to sender or go to the holding facility to be picked up. After living here for 6 months, I think I can count on my hand the amount of packages I have received with no errors or disturbances. It definitely induces a weird feeling knowing that you can’t really use your mailing address. While the amenities absolutely sound alluring, they have already caused some problems (one of which including the pool leaking onto the 7th floor, and flooding on the 3rd floor – at 4 a.m., mind you). So, yes sounds great! Will it happen though? Probably not. Are we paying for it? Yep, full price (although depending on the week, they may offer some false claims for new residents of receiving 6 weeks free, $800 off, or absolutely nothing – which was our case). Safety Concerns: The safety concerns are probably the biggest problem with this complex. It took 6 months for the complex to install proper locks on doors, despite begging management around once/week to do so. There are also numerous vacant apartments that are constantly left unlocked with lights on and even air conditioning or heat on. When a safety issue arises, the complex does not communicate this with residents at all. Just recently we learned of a peeping tom who was scaling the sides of the apartment and pulling himself onto the balconies of women residents and performing very gross acts. We were only informed of this matter by residents looking out for each other, and after speaking to management about the problem we were told that “it would not be addressed in an email”. There has also been theft and car break ins in the “secure parking garage”, but again residents were never notified, and staff took no further action to prevent these things from happening. I have lived in my fair share of apartment complexes’, and nowhere even begins to touch the true level of incompetency, lack of caring, and lack of communication. Staff claims they care about residents, but do not let them fool you – they only care about their reputation. I am writing this review to hopefully get any sort of response from any staff, because there is no other way to reach them. Unfortunately, this is by no means a comprehensive list of all of the problems and complaints we have had with this complex so far, but it does highlight just a couple. I rarely write reviews because I usually can brush things off my shoulders and just move on, but this complex has caused so much stress that I do believe everyone deserves to fully understand what they would be signing on with here. All of the residents we have met/spoken with are unhappy and frustrated, and tired of dealing with the mess that is the Cottonwood Broadway. Save your money and peace of mind and sign somewhere else with a better reputation in the Salt Lake Area."
"Looking for a 2-bedroom lease in July, we were shown an unready unit due to roof construction. During the initial opening, many amenities were also unavailable, but we were offered an alternative unit with the assurance that our chosen unit and all amenities would be ready by August. We move in July and shortly thereafter we’re notified construction will be delayed an additional month. We were understanding, but the additional month became 2 then 3 months of delay. At this point the management team went silent and stopped providing updates on the situation. We met with the leasing office multiple times asking for a concession on our rent given the inconvenience of construction and the lack of access to amenities, but they insisted there was nothing they could do. Instead they offered to waive the fee for us to terminate our lease lol. All the while they start offering new move-in discounts to try and fill the building. It started with $500 off to now 6 weeks of free rent for new move-ins. They call it a “Holiday Special” but this will likely continue and increase to compete with the other apartments in the immediate area. Halfway into our lease, the roof is only now scheduled to open at the start of the new year. While the gym stands out, the other amenities are subpar. The Brivo app lock system poses security concerns, and recurring issues with the south parking garage and mail delivery add to the challenges. I would not recommend any of these apartment “communities” given the overpriced base rent (especially studios), multiple additional fees, and lack of general concern for residents. Needless to say we will not be renewing our lease when the time comes."
"I live in the complex next door. All the cross units (directly across, upstairs, and neighboring), that are most definitely vacant, shine this much light into my unit 24/7. I'd hate to be an actual tenant footing the cost of this unnecessary waste of energy. Ridiculous."
"We moved here in April 2023, we found the ideal place between location, amenities and comfort. I don't lie when I say that the property still needs certain repairs and improvements, but clearly the staff is dedicated with energy and enthusiasm to solving them. I want to make special mention of our Property Manager who, together with his team, does a wonderful job and our most pleasant stay. Thanks!"
