"In March of 2023 I made an initial walkthrough of the property at 6351 S castleford Dr. in West Jordan, UT 84081. In the basemen there was mold damage in the bathroom. This was two weeks before I signed the lease and the handyman on site doing repairs I pointed it out to him. I also let Sergi the property manager know that it would need to be taken care of. I signed the lease and two weeks from that point moved in with my Wife & daughter. They never took care of it after letting them know. In July my daughter started to develop a skin rash on her cheek so I had a professional company test for mold and it was discovered 25,000 mold spores were present in the property. After 30 days of living in that situation with nothing being done we broke our lease. We didn’t get a security deposit back and now owe boardwalk $2,251.43. Would I break another lease for my family’s well being when we are living in mold? 100% absolutely which I will pay the $ but people need to hear this."
"I have worked with Sergie for a few years on a few properties I own. I like to be informed and know what is going on so I can keep my properties in good working order for my tentants. Sergie is very responsive, educated and well versed in property management. I would highly recommend his services."
"In comparison to other property management companies we have worked with in the past, we have been pleased with our experience with Boardwalk. We did have a problem in the very beginning with our manager not being reliable/responsive, but then Sergei took over and we haven't had any problems since. He is considerate and quick to respond to us when we have questions. Boardwalk performs a walk-through on occasion to check on the house to make sure it's being taken care of. This is the first property management we've worked with that actually does it. If I owned a rental property, this would be important to me. And, if you are a respectful tenant, this isn't really an inconvenience. Sergei was very kind and respectful when he did our walk-through. Boardwalk also has a tenant portal where you can report maintenance requests. We have always heard back from someone within 48 hours of our requests, and they begin working on the issue right away. They will continue working on it until it has been resolved. This is a much better set-up than any other property management group or landlord we have worked with in the past. Overall, I would definitely recommend Boardwalk to tenants and property owners."
"Our 2 year experience with Boardwalk was truly the worst experience. To summarize, getting in touch with them was nearly impossible. No matter how much we called or when, they would never return the calls. Their voicemail was always full. They would never respond to texts. If we had issues with anything, we couldn’t reach them. They never sent us a single air filter replacement even though that was promised to be sent every month. We had 4 different property managers in the span of less than 2 years and we were never told about the change. We only found out when they showed up for random inspections. Most of the maintenance was good, but when someone was sent to fix the cracks in our ceiling, they left a huge mess for us to clean up. There was dust and bits of plaster everywhere. The worst of all is we are moving out in a month, are still paying rent but they are giving strangers access to walk through our home for viewing without accompanying them. They barely gave us 24 hours notice and even though they left a number for us to call with concerns, yet again, we cannot reach them."
"Here are a few reasons to avoid Boardwalk at all costs. Terrible communication: there is zero communication. We worked with Sergei and he has just been terrible all around but I think his terrible communication is what really stands out. When i was desperate i tried reaching out to Chad but was ignored just as thoroughly. To Sergei I have sent 13 emails that were never responded to. I have sent 19 texts that were ignored. Only once of the 21 times that I called was the call answered. Some times i would get a "all call you by the end of the day" text and wait on a call that never came. I have had significant issues I needed resolved that I partnered with a management company to handle but I have had to take care of myself because I can never get a hold of anyone. So they take 10% a month but don't provide any of the services they promise. They were also terrible at return communication with potential tenets. I knew a few of the people who were interested in renting our property. They all said Boardwalk was slow to get back to them about seeing the property and some were even stood up for their showing. After those experiences they did not have any interest in renting a property from Boardwalk. FEES FEES FEES: I was told we were asking too much for rent and we needed to lower the price. Actually, Boardwalk charges the tenets hundreds of dollars in monthly fees on top of rent. Potential tenets couldn't afford rent, utilities on top of their fees. On top of monthly fees there is a $300 lease initiation fee! Then when the lease renews automatically after a year there is another $300 fee. It has been a significant amount of time since our tenets moved out and they still have not seen their deposit returned. I have little hope they'll see any of it even though I told Boardwalk that the tenets were entitled to a return of their full deposit. Boardwalk has been nothing but frustrating and disappointing to work with. They haven't done any of the duties i hired a management company for but continue to charge some of the highest fees in the industry."
