"My wife Karla and I were on the market for a 3 bedroom apartment. From a friend’s referral, we scheduled an apartment viewing with Aria, and received a tour with Brianne. Brianne was very nice and helpful and helped us decide on renting one of Aria’s townhomes due to our specific family needs. Her customer service was exemplary! We love our new beautiful and modern townhouse, and the entire management staff at Aria made the move in process so exciting and easy! Our new townhouse was like an empty canvas that we get to create and shape into the art that it has become. The office manager Stephanie has also been an amazing addition to our positive experience with Aria and the entire house search and move in process. "My husband and I rented a 3 bedroom 2 bath for 6 months. We selected this complex because of the promise of luxury living and the newness of the complex. Broken Amenities: One of the major selling points of this complex was its luxurious amenities. However, it was a perpetual disappointment. The Luxor package system was broken for a month and this was not the only time. The pool has been shut down without notice for “maintenance” for extended period of time. The dog areas are disgusting. Residents do not clean up after their dogs and there have been many times that we have stepped in it and tracked it into our apartment. Dogs poop in the rocks and on the sidewalks and nothing is done about it. Construction Chaos: The construction that's been ongoing since I moved in has been a constant source of frustration. Not only is it incredibly noisy, but it has also led to damages to my car and others in the parking lot. Construction crews would leave their leftover food items all over the property. On one occasion a member of the construction crew was arrested outside of my building. The construction of the carports caused a lot of parking issues. They would shut down large sections of the parking lot over weekends while no work was being done. Construction crews would take up resident parking spaces so there was even more limited. While I understand that residents are given a construction addendum, the construction situations all over the property were very frustrating and not fully explained when we were signing our documents. Unfulfilled Promises:The actual apartment had subpar finishes, appliances that caused damage to my personal items. The maintenance crew did not read my requests to be contacted before entering. That request was not honored and a member of the maintenance team just walked in our apartment. He was asked to leave and scheduled an appointment as requested. When I asked this team member later that day, why he didn’t call prior to, he responded that he didn’t want to walk back to the office to call. The circuit breakers pop frequently when using power in all areas of the apartment. Maintenance did respond, and make an appointment as requested to replace the breakers, when I requested. Be sure to throughly inspect every single inch of the apartment upon move in. We had a laundry list of item that we could have been potentially charged for had it not been document. I would highly recommend taking lots of pictures and emailing a copy to Stephanie to be documented. The Dewlo app, that you are required to pay for is subpar. Half the time is doesn’t work properly. So don’t depend on. I was told by Brianna that the breezeways would be cleaned weekly. They were not, I often vacuumed the landing of our apartment to keep it clean. The mandatory service of valet garbage is good in theory, however, the breezeways stink like rotten food and dirty diapers. Many days I would gag as soon as I stepped out my door. Disrespectful staff: The only person I would recommend working with at this complex is Stephanie. She works hard to take care of any frustrations and concerns you have. However, Jayce is condescending and listens to respond, not to help. He talks to the maintenance staff like they are below him, I have heard him make offhand comments to them while walking around the property. He argued with me when I asked for clarification on how utilities were billed. I let Stephanie know and she handled the issues the best she could. I also received similar treatment from Brianna, when I went to pick up a package. Billing and fees: It is important to note that you will be charged community utilities on top of your electric bill. We were told this prior to signing the lease. However, we were not told that this wouldn’t be billed until 2 months after moving in and that we would owe 2 months worth of utilities after we move out. They kept over 1/2 of my deposit, I didn’t even hang anything and it was spotless. There are hundreds of $ in cleaning fees they don’t disclose when you move in."

"*Military personnel stay away!!!! We were very excited to move into the new Aria apartments and had a good experience getting moved in. However, within a few weeks of being there, we were charged multiple fees that were not disclosed. We got military orders to move states and the apartment would not work with us as we were moving out. They changed our Rocky Mountain Power account and then charged us late fees for not having the power paid when we weren’t aware of the changes. Not only did they take our security deposit, they charged us $700 in cleaning, sanitation, and convenience fees (we have pictures showing how immaculate we left the apartment). They locked us out of our resident portal so we couldn’t prove what we had already paid for. It was a DISASTER. If you are living in Syracuse, stay away!!!"
