"Actually had an exterminator come spray and the handyman to come fix things in the first few days. Very nice and understanding. Some of the homes have cosmetic issues like paint but everything is functional. GREAT value I originally gave him a good review but he was not understanding about late rent AT ALL and put up some fake eviction sign from a normal copier. Called me a bold faced liar. Cheap to rent from but you can never be late ever."
"HORRIBLE HORRIBLE HORRIBLE man to rent from. If you’re even 3 days late in rent he will come BANG on your door at 5:00 in the morning demanding you pay. Threaten you to pay rent and if you don’t pay that moment tells you he will have the sheriff there to get you out in 3 days. Cusses you out, in every way. HORRIBLE man. I do NOT recommend renting from him. Just disgusting."
"If you can avoid renting from this man please do. I needed a house fast due to me moving from Texas to help take care of my grandparents. My mom and Papa had spoken to him and let him know I had dogs to make sure it was okay before moving in. He said that was fine. We paid my deposit and first month's rent everything seemed to be going good. I had lived there for 2 months (even paid 2nd months rent and nothing was said about no dogs) He decided to paint the outside of the house. I woke up at 8am one morning to men banging and scraping on the house. I was not given a 24hr notice or anything. I called and Rick said "What do you want us to do pickup and leave? I said no sir a warning would have been just fine." The men working on the house didn't clean up their mess after the job was done, and left beer cans in the yard and under the house. After they were done painting the house, Rick came beating on my door one morning telling me he's kicking me out because he doesn't want dogs in his house. I had the option to get rid of my dogs (iv had these dogs since they were babies and one is an emotional support dog) or to move out. We tried going to the office to talk to him about it and he got ugly threw my lease on the ground, got in my moms face, and told me I had no lease and I had till the end of the month to be out. He was VERY disrespectful when we were just trying to talk and figure out what was going on. I respected his wishes and was out by the 1st (within 2weeks) went to go pick up my deposit and he kept a portion for "having to clean the house and yard" we tried calling him to tell him we had videos of how we left the house and how it wasn't dirty and how I left the house move in ready. (The yard part i understood because I didnt have time to clean it since I had 2 weeks to find a new home, pack, and be out. I wanted to make sure the house was move in ready.) He got ugly again over the phone so we just said forget it. It's not worth the headache, and washed our hands of the situation. All I can say is if you can avoid this man and his bitter attitude please do so. He is a SLUM lord who will not fix things(the plumbing in the house was shot. It would drain out the back of the house and into the backyard, he didnt fix the garage door till a week before I left once again no notice the man just showed up). He is rude and will talk to you how ever he wants because he thinks hes higher then everyone becsuse he has so much money. News flash you cant take it with you when you go. He isn't an honest man. I'm glad I'm out of the situation but sad it ended that way. I have nothing but good references on homes iv lived in.(with my dogs) I just wanted to come on here and warn anyone who reads this about Rick and how he does buisness. If i could have given no stars i would have. Stay blessed!"
"I really wanted to give him more stars while we lived there. My wife got called to work early so we had to rush the move and on a weekend. So we had to get to the new city before a certain time. So yes was it perfect no. 3 rooms were cleaned, hallway cleaned, bathrooms wife says cleaned, living room 80% cleaned. I didn't have time to pick up small stuff and vacuum living room. Kitchen cleaned but we forgot the fridge so rip all our food and ice packs. Garage 50% cleaned but I left old car parts that are trash. But I also left a big outside trash can so who ever had to clean it could easily throw it out. I also had the back yard grow tall when we went out of town and my battery lawn mower would not handle it. Considering when we got there I installed their master bedroom blinds and none of the blinds actually fit the windows, the doors are not sealed so it's over run by spiders, and they had wires in the back I had to cover so my kid didn't trip. I even leveled the back yard from all the holes dug throughout the yard. But there was a 750 deposit no way that doesn't cover a mow and trash pick up. I call to make sure they got the keys since we had to leave on a weekend and they were closed. But just my luck the old man who owns the place picked up rather than the lady at the front desk who actually lets you talk. I wanted to make sure they knew of stuff but he would not stop whining. Boo hoo there was food in the fridge. If only you could listen to a customer who paid you on time for 6 months. You might know things like. Your ac when it got fixed was only because you ac filter door can't be opened and it had a filter jammed in it. I had taken the intake grates off wall and put filters there. I assumed you were just to cheap to supply filters. I even left you extra filters there. I believe in owning my mistakes that's why I wanted to leave Monday so we could check out in person. Life isn't always perfect, but I still wanted to call and check out to make sure if you didn't already walk it I could inform you of what we left and what problems we encountered. Your a small town with low income in it, I already knew you would never give a deposit back, but whine less and be less grouchy all the time and maybe save face on your reviews. How many renters leave curtains to help. Leave ac filters or even change ac filters, cover your dryer vent that is open to the outside so spiders can't Flood in from it. Vacuum most of the house. I'm even pretty sure I forgot my vacuum there somewhere cause it wasn't in the truck. We even left all the stuff that was there when we took it. The fire wood in garage all the cleaners and supplies in the laundry room. And we did so with out complaining it wasn't perfect. And when thing could be better I asked for permission and did the work myself if I could. Like the wire in the back yard. And the massive amount of bug traps we went through de bugging the entry ways so we did not get over run from unsealed doors. Or filling in the holes in the back yard and getting the grass to grow there again. Even informing you when someone, turned out to be you, cut down a tree and then left it in the yard for weeks while we stayed there. But so sorry you had to endure making an employee go clean out a fridge and throw out some parts. Then some cleaning and a mow. Oh boy how badly that must have set you back. No way 750 deposit could cover that. If you are going to rent from here I would avoid talking to the old man and just wait for the lady at the front. Also means you need to call because if he's in his office and he hears more than here's the rent he comes out to see what's being said and gets agitated at you. Also don't get tricked there are several rental company signs around town that are all from this place so call to make sure it's not him. My advice close your office door and let the lady handle customer service and if she's not there don't answer the phone. Update: they asked me to leave power on for them to transfer. I waited a week and had to cut it off as they never called to transfer."
"Be careful when renting from them!! Horrible customer service and they love to steal homes right out from under you making up excuses and lies! They do not respect the lease! Treated me horribly and continuously used foul language in front of my young children after I repeatedly asked him to stop! I have never dealt with such a rude person definitely refused act like an adult or a respectful business owner . He would only talk to me and refused to speak to my husband. I was talking with him and explaining things to him, and “ he said shut your mouth woman!” I have never felt so disrespected in my life and sadly it happened in front of my young grandchildren children. I had heard bad things about him but not until after we moved in. Sadly we had already signed to year lease. Several people told me he’ll rip the house out from under people because he wants to up the rent and give it to someone else. He was nice at first, and then out of nowhere started treating us like we were criminals and demanded us to be out within three days with a hand written letter. I have never in my life dealt with such a slumlord and I hope I never do again. The ladies in the office are very sweet, though. He should take some lessons from them."
