"RATING IS ZERO. DON'T MOVE INTO THIS COMPLEX!!!!! There's never any water and it's off forever at multiple buildings. Hard to take care of a toddler and basic house chores, cook and bathe when there's no water and not to mention the water quality. Would love to get the Oklahoma Water Resources Board out here to do some testing."
"Vesta Realty took over in the middle of my lease and it was a less than pleasant experience. The leasing office is polite, yes, but I wouldn't call them helpful. The most helpful person I encountered in the year I was there was the head of maintenance, Adrian, and I met with him quite a few times. You'll probably become good friends with him and his team while living here. About a month after they took over, I noticed my smoke detector stopped working and requested new batteries. I got a notification while I was at work that they had put new batteries in and problem solved, about a month later it started beeping again and I had asked my boyfriend to come take a look at it and evidently the smoke detector not only did not take batteries, but had expired about 6 months prior to me taking over the lease. Not their fault, Case and Associates should have taken care of that when I moved in, but if they had "replaced," the batteries then wouldn't they have seen I had an expired smoke detector? I had to get the fire marshal involved in order for them to replace it at all. Since they took over, the outdated plumbing has become an issue and I guess instead of replacing it, the multimillion dollar real estate company has opted for putting bandaids on bullet wounds, so the water was off at least 3 times a month, and even more so in the winter, so I would prepare for that. Sometimes I wouldn't get notice and I'd have to call, so that was nice. The washing machines in the laundry rooms break, and to quote the office, "We don't have any control over that. If there is a problem, that is up to the tenants to call the CSC company, the property can't do anything." So they don't control the laundry machines on their property that they profit from, the tenants do! How awesome is that? We get to maintenance them, and we get to care for them. We also have to remind the office to get the laundry rooms cleaned up, so just prepare yourself to walk into a room that looks like it has gone through war when you have laundry to do. The electrical outlets are hit or miss, but don't worry, that's all part of the premium package! Welcome to the Woodscapes Apartments! Where you can help yourself!"
"Watch out!!! New property management is just so bad! Rats! Green pools for months! Water shut offs every week, for more than 24 hours at times, and they will charge you even if the home is kept decent. How are you going to charge someone for a full repaint just because they lived in the home for 3 years? If there isn't damage to the walls, then that's not on the tenant to pay for!"
"If I could give negative stars, I would. I've been a tenant on the property since Case & associates were in charge. They were pretty quick about getting maintenance requests resolved. Vesta property has taken over and are failing their tenants miserably. I reported a leak in the roof above my unit almost a year ago and continue to report it and still nothing has been done. You can see the crack in the roof from the parking lot. My ceiling (directly above my bed) continues to show growing water spots and it's a matter of time before it all comes crashing down. I'm sure there is mold up there as well. The grounds are covered in dog poop, the dumpsters are constantly overflowing, the lamp posts between the buildings have been broken for months, the laundry rooms are filthy and machines are always broken.. The list grows daily. There is zero communication between the front office and the tenants aside from the daily emergency water shut off notifications. Vesta is more concerned with their "renovations" on empty units over fixing existing issues. This is unacceptable. Do better."
"I have been a resident since the time Case & Associates were the owners. They did an excellent job maintaining the property and promptly responding to work orders, often addressing issues the very next day. Fast forward to the present under Vesta Realty (current owner as of March 2023), the situation has drastically changed. Unless you’re dealing with water damage, you may find yourself praying for them to even glance at your work order, as it can take months for them to attempt a “fix.” And even with water damage, persistent reminders to the office are necessary. For instance, I reported a leak in my bathroom. That leak escalated to a stream of water, prompting me to inform the office. Despite this, the maintenance team only managed a temporary fix, leaving behind a small dehumidifier but never addressing the root cause of the leak. The issue worsened, spreading from the bathroom to the hallway, master bathroom, and finally the master bedroom closet. It was a prolonged nightmare. After multiple visits to the office, a plumber was finally dispatched to resolve the issue. However, the aftermath was inadequately handled – they merely cleaned up the water and sprayed something over the carpet. Shockingly, there was no follow-up for mold inspection or cleanup. Now, I am left with a closet full of mold and crumbling drywall. Not to mention that NO accommodations were made whatsoever. This situation compelled me to terminate my lease, and I am relieved to be moving out of what had become an intolerable living situation. In summary, the management and maintenance team at Woodscape demonstrate very poor communication and inadequate response to maintenance issues. I strongly advise prospective residents to consider other options, as Woodscape has significantly declined from its former standards."
