"I didn’t even live there for a month, I had cockroaches, they had their guy come out a few times but it just got worse. So I told them I’m leaving and that they knew this was a problem before having me move in which they denied but a neighbor told me they’ve been having this problem since may 2023 and I moved in August 2023, so they lied and let me live there. On top of that the neighbor told me the problem didn’t start happening until this year and he’s been there since 2018 and supposedly they kicked out someone because he had trash stacked all the way to the top of the ceiling in his closet. Which ended up being the apartment they moved me into. So that guy they kicked out probably brought them and lied to me about it and still let me move in there, which I might add said that they did new epoxy and everything so if that was why did you do that to only that on apartment and not the rest. They acted nice at first but then said we haven’t seen any alive ones only dead ones. So I’m sure there was a nest in that apartment that I was in. Also the white stuff is me trying to get rid of them with boric acid and other things and sprays. Photos included. So don’t move in there."
"Lived there for 2 years. It’s not fancy but it is a good place to live. Close to campus. The tenants are all nice. Management is very responsive and they do a great job. I enjoyed my stay."
"The new owners LA Partners are awful, Carlsbad used to own this property and would fix any maintenance issues. The new owners just say “oh thats tentants responsibility knowing that my lease is still the Carlsbad one. Not helpful have to text the owner multiple times to things done no real maintenance crew. Also in December I got an email from the automated service that they use to accept rent payment saying I owed a $35 late fee when I emailed the landlord he said we haven’t been charging for the water bill in months but now it’s due. I said ABSOLUTELY NOT I paid with a paper check for December and, you did not say a word. I will pay it January. Which I’m not sure is legal b/c they stopped collecting for the water, then to suddenly add it back on should legally require a 30 day notice to residents since its raising the rent. This landlord allowed my living room to flood at 3 times due to my air conditioner leaking, this winter at one point he knew for at 3 days that the outside of air conditioning unit was frozen before coming by to see if I knew anything about it. My bathroom toilet came loose from the floor it was about month before he showed up to fix it. The added security of the building being small and completely hidden has not been worth it. I wish Carlsbad still owned this building"
"Not fancy, but reasonably priced for a college town. Also: NO BUGS. New manager came out personally on a weekend to get us a new fridge. Downside is he can be a little hard to get ahold of sometimes, and the apt.s have concrete floors and non-central heating/AC."
"I lived there 2 years ago, in 2016. It was close to OU so classes were easy to get to. Other than that, I would not have lived there. I had a huge mold problem, and the construction at the time was a nightmare. The parking lot is made so where people can park right against the wall to the apartment cokplex, so people can block the sidewalk to the laundry room and block appartment doors. I had to squeeze past cars to get to my appartment, so I went the other way around. They could put in those little cement curb brick things I guess, to keep cars from parking so dang close."
