"Lived here since February 2023 and I like it here, now it’s my 11th month here and I still like it here..I lived in one of their 3 beds and 2.5 bathroom townhomes here and have no issues yet, I guess it’s because I moved in when it was Brand new. The price is high but It is fair to me. They have most of the amenities that we need and my side is always clean.They also have a new manager that is very nice and kinder than the previous one. The new maintenance doing good Job doing their task. Quick response. Hopefully everything will go smooth until I moved out ."
"I moved in a little over a month ago and am loving it so far! The building and amenities are kept nice and clean from what I've noticed. There was an issue when I first applied concerning the interactive map. If you're using the online interactive map, the units online do not match the units in person, so be sure to ask a leasing agent for a correct map of the property so you can get the unit you are wanting. Other than that, Jon was great help with all of my questions throughout the application process!"
"New management is great. Beautiful spacious rooms and layout. Big gym and gorgeous pool/ hot tub. The price is reasonable and location is safe. There are some downsides which include dog poop everywhere on the property, people that don't live here will use the amenities/ let their dogs go without picking up."
"A disappointing and overpriced experience overall. Lived here Aug 22-Aug 23. The new management is a little friendlier but still incompetent. Never received moveout instructions, and still waiting on my deposit after the 30 days allowed by state law. This is after multiple phone calls and office visits. Transition to new management company was done with very little notice, and they shut the resident portal down and made everyone pay rent in person with about one days notice. I’ve attached some pictures. Most concerning was the shoddy construction that caused my garage door to fail. The frame was not properly secured to the studs, just drywall! Luckily no one was hurt, but maintenance staff tried to say it was my fault. Maintenance “fixed” it but I stopped using it because it was a poor temporary fix. Also, the entire property suffers from drainage issues. In the year I was here, the “dog park” was almost always full of standing water, parts of the parking lot had standing water, and there was a flood in the smaller apartments in the center. Pros: Gym is small but clean. Townhome layout is ok. Pool is ok, but hot tubs frequently dirty. Recently other residents have made the pool less than kid friendly. Cons: $130/month mandatory internet that isn’t particularly fast. Mandatory common area utilities including paying to heat the pool all winter when it isn’t even open. Huge expense. Mosquitoes are horrible due to all the standing water, you pay for pest control and never once saw anything sprayed, never inside apartment. Also had ants inside. Location is pretty bad. Trains run at random times and often in the middle of the night. Right next to the landfill. Busy intersection and not walkable at all. Packages are pretty much like the lottery. There is the on-site lockers, but usually the delivery people can’t get in the building. Stopped sending packages to my place. Safety - the sheriff has recommended to management to set up a letter of agency, instead they hired some third party security company. I had a homeless family show up one day and were convinced they were moving into my unit. Frequent visits by law enforcement to the complex. Clubhouse is nice but costs $300/night to rent! And you get the pleasure of paying the utilities for something you can barely use. Dog poop and dogs who bark aggressively at you when you walk past are the norm here. Vinyl flooring has no padding underneath, super hard. Carpet is builder grade, terrible stuff. Furnace filter was never changed in one year, residents don’t have access to furnace to change it. AC units are loud and inefficient, causing high electricity bills. I can’t in good faith recommend this place. Rent is high, amenities are less than stellar, management does everything to get you in your unit then does nothing else, and shoddy construction and poor location add up to a terrible value. Do yourself a favor and look elsewhere. New management will say they’re making it better, but it’s more of the same and they can’t fix the terrible location."
"DO NOT WASTE YOUR MONEY!! The motel 6 across the street would be a better option than this dump of a property. The grounds are disgusting. You can’t take 2 steps without encountering multiple piles of poop. We have called multiple times to complain and get a different excuse or lie every time. Management even sent out an email that they cleaned up all the poop but that is also a lie. I walk the property multiple times a day and it has never been cleaned. The rest of the property is littered with garbage, broken glass and even used condoms. The dumpsters are constantly overflowing with trash They held a “grand opening” event over a month ago with a bunch of balloons. The deflated balloons are still scattered all over the 11 West sign and the property. As another review stated the monthly “common area fees” are exorbitant. Expect an extra $200+ dollars added on to your rent bill each month. My “sewage” bill alone was $90 last month. For one month… $90 in sewage. The “dog park” is an absolute joke of an amenity. It has gotten multiple dogs sick because it floods and turns into a smelly sewer pit. It’s the end of July and I’m pretty sure it’s been flooded since October. We have stopped allowing our dog to use it due to the hundreds of dollars in vet bills we've had to pay. We aren’t the only ones. In the attached picture it’s not only flooded but also covered in some sort of rotten algae/gunk/sewage. In the summer that area of the property is swarmed with so many mosquitoes you will end up with a dozen bites in 20 seconds. So, to use the park you either have to deal with your dog getting sick in the smelly sewer water or get a ton of mosquito bites. Any questions to Carrie about the dog park and its unusable status are ignored. The issues don’t stop there. The townhomes were built as fast and cheaply as humanly possible. In the summer when it’s 105 degrees outside your entire 2nd floor won’t cool off unless you run the A/C 24/7. When we called to get this fixed, we were told “yeah we’ve been getting that complaint a lot. It’s happening in all the townhomes.” Enjoy a $200+ electric bill in the summer if you decide to live here. In our master bathroom you have to run the sink water for 5+ minutes before using for the first time each day because it smells like sewage when you turn the sink on. Also the first floor windows in the townhomes don’t open. Not sure who approved that design. We can’t open the back door either for fresh air because of the sewage smelling “dog park” The pool is constantly closed. It’s allegedly a “smoke free” property but when the manager does walk around she is usually smoking. We have had multiple packages stolen. We’ve talked to other residents and packages getting stolen is a common thing. If you choose to live here enjoy the roulette game on if your package is actually going to make it to you. The property isn’t safe. I can’t tell you how many times I have seen crackheads digging through the dumpsters. Neighbors have had someone try to break into their townhome. Tenants have had stuff stolen from their yards. Calling this place “luxury apartments” is a complete joke. It’s closer to being the slums than it is being a luxury apartment. The cops are either here or at one of the next-door properties multiple times a week. This is unequivocally the vilest, poorly run property we have lived at. We have been here almost 2 years and are currently on our 4th neighbors on one side and 3rd set of neighbors on the other side, just goes to show we aren’t the only ones who despise living here I can guarantee if you choose to live here you will regret every second of it. Half of the 5-star reviews on this complex were due to bribes from the first property manager. We have lived here for 22 months and seen 3 different property managers. We have brought these concerns up to all of them and either don’t get a response or get empty promises. They have no pride in their job or the property they manage. I most recently emailed the property manager on 6/20, it’s now 7/25 and I still have not received a response."
