"This review summarizes my experience in the 1964 building, 3rd floor apartment. These are my opinions and they may not reflect the actual state of these apartments at any time of reading. Summary: My living experience here was mediocre at best. For the price and amenities, it was a good deal. Rent here was cheaper, before it rose by >10% (from$875 to ~$965) after year lease. The space and amenities I got were great, but I would not choose to live here again for the current price. I think you can get a better space in Lincoln. Every aspect of renting including the building, management, and residents are not exactly what I am looking for in a living experience. The Building: Depending on where you are renting in the buildings, the walls between master bedrooms are THIN. It is easy to hear any noise or conversation from neighboring apartments. It is also very easy to hear heavy-footed neighbors. Even though my complex was on the top floor, footsteps from below shake the entire building. The appliances and furnishings are nothing special. Most are dated and are cheaper models. Our fridge gave out mid-lease and took an entire week to get replaced (supply chain issues were purported cause). The common area is hardly ever locked, and the door is always propped open. The common area is often very messy and littered with trash or toys from the many children who live at this complex. It is lightly cleaned every Monday, but it is not enough to combat everything that is smashed into the carpet. The common area in our part of the building has a pungent urine smell that appears when the building is warm. The surrounding building is OK. It is not uncommon for the children to make the yards and sidewalks messy as well. The clubhouse is nice to use. The exercise equipment is dated, and not all their machines are functioning correctly. The pool is almost always being used by a lot of children during the summer. The Management: The management is lackluster. HIP is always super friendly on the phone but have a very hands-off approach to property management. When grievances are filed by residents of the building, HIP will often copy-paste emails and continue not to approach a solution. You have to be pushy for anything concrete to happen. I was not someone who complained often, I do not have the energy to pursue issues. HIP will blanket-notice any 24 hour entry notice, and will tour your apartment at the final month of lease. They will give you an online document or email claiming 24-hour entry notice for an entire month or week from 8am-6pm Monday-Saturday. This blanket approach was used for building-wide maintenance as well. HIP has an application to take rent and submit maintenance requests. This is where they share documents with residents as well. This is very convenient, and definitely a pro. HIP allows month-to-month at end of leasing, but for $50 fee. This is very useful. The Residents: The complex had some loud residents. This was not the best, considering the thin walls. The complex is next to an elementary school, so there are a LOT of families with small children. The children are very loud in common areas when they play, and they prop all the doors open. They are never supervised. You will frequently have to step on and around toys, blankets, trash, etc. when walking through the common area."

"Not a good place to live..neighbors are loud and the apartment building always smells of burning or toilet issues…things in our apartment have broken, we’ve been asking for it to be fixed for a but it still hasn’t been done the rent amount isn’t worth it either i’ve lived in better quality apartments for 900-1,000$ a month. Some of our packages have been stolen! this is the worst apartment complex i’ve lived in for a while I don’t recommend this place unless you’re extremely desperate for an overpriced smelly apartment."
"BEWARE! I know several people that have lived there and all had the same problem and had to move before their lease is up. My grandson is friends with some of the kids that live there and he doesn’t understand why his friends aren’t allowed in his house or mine. The whole situation is horrible!! It’s cheap and in a nice neighborhood but three different buildings have had bed bugs in the last year! The manager doesn’t care, will blame you, and won’t tell the neighbors or spray surrounding units. They also won’t allow you to get your own exterminator. Good price but not worth it. RUN."
