"I do not recommend this company!!! I do not recommend Stonybrook!!! Property management isn't even located here but 3 miles away off 110th & Q and rarely if ever do they answer your calls or emails. They do not address situations in a timely manner (at least 24-48 hours) either! Their building or at least the one I live in is so run down and falling apart. Roof shingles are coming off and showing bare spots. Siding and framing is coming off. The roof leaks. There is wood rot all along doorways, windows and garage frames. The way this complex (or at least my townhome) was built was inadequate for proper heating and cooling therefore the temperature outside is that upstairs maybe worse and property management refuses to purchase window units for the summertime. A majority of the time my appliances (dishwasher & disposal) don't work and I've asked to replace without a response. I've had mold problems in the home that I ended up having to get a professional to fix on my own dime. My plumbing is always backing up even though I've called them out numerous times. When I secured the townhome, I was promised new carpet and tile. The day I moved in I found out NOTHING was done! No new carpet and there were several bald and fraying spots. The tile had huge chips and cracks. The kitchen was dirty and the ceiling had grime and grease all over. The blinds were dusty and gross. The basement and my garage had mold all over. They ended up sending out a flooring company to ONLY repair the tile on the day of my move in which caused me to pay extra for waiting to unload the moving truck. They never did my carpets. The pool is a sad sight as what little lounge chairs they do have are falling apart and the pool itself is falling apart and they just cover with paint. When I moved in over 3 years ago I was promised they were replacing (getting new) playground equipment; currently it's just a big gravel & mud pit with park benches broken. All the dog poo stations are always overflowing with poop bags and trash. The main trash receptacles overflow alot and trash gets blown all over not to mention alot of non-residents use the trashcans for their big items. My complex has gone thru 7, maybe 8 property managers in the three years I've been here and no one seems to be able to get their head straight or fix problems. Even corporate has been notified and yet nothing changes. If I didn't have kids or was on a tight, fixed income, I would move fast. And don't even think about having guests or visitors! The parking is horrendous! My neighbor has 5 cars and uses up all the guest stalls and the stalls designated for apartment residents. People park in the fire lanes and in front of mailboxes and other people's garages. Neighbors park on the front lawn which looks super tacky. There are abandoned cars and vehicles that aren't even registered or plated that have been taking parking space for at least a year now. I just found out one of my neighbors garage keys fit my apartment; talk about security & privacy problems! The street lighting/security lights do not work and have been brought to the attention of the complex and maintenance several times to not avail. Unless neighbors keep their porch lights on, it is super dark and dangerous at night coming home as it is pitch black! This company likes to ignore you and continue to charge frivolous fees and not keep their word on repairs, issues, or promises. For the amount we pay, this place should look better and be taken care of properly. You can't say inflation is the reason for an over 8% rent increase this year as this complex DOES NOT keep up with maintenance or repairs, the complex looks cheap and management is lacking."
"Checklist for moving to Stonybrook: 1. sticky traps for crickets and bugs coming in through front door. 2. Diatomaceous earth to spray behind and under appliances for roaches due to over 3 week response time for bug people to arrive. 3. Noise cancelling headphones due to paper thin walls. 4. Thermometer to measure oven temp cause appliances are original from when property was built in 1973. 5. Draft stoppers for bottom of front door and windows to stop cold air and snow from coming in. 6. Pen, paper and camera to document EVERY interaction so you have backup when the apartments state you haven't contacted them. And most important.. 7. An attorney for when the apartments try to charge month to month fees on the 12 month lease you signed online but Goldmark didn't sign the lease, therefore it is nonexistent in their eyes. (A copy of the lease isn't available until all parties have signed by the way) The 1 star review is only because it is required to post."
"I do not recommend renting with Stonybrook or any Goldmark properties. Our move-in date was set for October 19th, and we were supposed to go to the office at 9am to sign our lease. Movers were scheduled for 8:30am, at 8:00am we received an email from Morgan stating that our apartment was not move-in ready and that we would have to delay our moving(not painted, ceiling damage, a hole in one of the doors). We explained that we had already paid movers and delaying would not be possible, so we settled on moving our furniture in and having them perform the repairs around it. We arrived at the leasing office and I asked to see the apartment before we signed anything. Upon arriving at the unit, we noticed that the basement in the townhome was unfinished, which is not what was described to me when I initially paid the deposit on the unit. My boyfriend works from home and was planning on using the basement as his office, which we were unable to do because there were no outlets available. After all of this we decided not to sign the lease and go through with renting the apartment. We had to scramble to find another apartment in the same day in time for our movers to get everything packed and transported, which was extremely stressful!!! To Morgan's credit, she was very apologetic, but in my opinion the apartment should have been walked through prior to the morning of our move-in to prevent a situation like that from happening. She told us that we would receive our security deposit back in full via check by mail. Two weeks after this, we received a check in the mail: for $385, which is $1,000 less than what we were owed. I tried to call the office and figure out what happened and nobody answered. Eventually I was able to get into contact with Chris at the office in SD, who told me that everyone had already gone home by the time I called, but it appeared that our deposit had been mistakenly applied to our account as only $385 instead of $1,385, so when they issued our refund we only got the smaller amount. He said that the property manager, Tina, would call me back right away on Monday. Come Monday, I don't receive a call from Tina. I try to call the office and I spoke with David, who said he would have Tina call me ASAP. I did not get a call from Tina that entire week, and on Friday at 4:45pm I called again while I was still at work to try and get through to someone. I reached Nicky at the SD office who said that she was brand new and was left by herself, as everyone else had already gone home. She wasn't able to help me, she was only able to leave a note for someone to call me back on Monday the next week. This is the 2nd time I was forced to wait over a weekend for any answers. On the next Monday, I STILL did not get a call. I had to keep calling and emailing until Tina finally called me and told me that they would be mailing me a check for the additional $1,000 we were owed. I finally received the check this Saturday, Novemer 18th, a full month later. I understand that the property is undergoing "management changes", but it seems that has been a recurring issue reported in reviews for at least a few years; at this point, it is a recurrent excuse. The way that this all went down is completely unacceptable and I would not wish it on anyone else. Thankfully I was able to get by for that month without my deposit being returned - as well as paying a whole other deposit, but not everyone can say the same. I read all of the one star reviews and tried to give Stonybrook a chance, but I should have listened. I do not recommend living here until they are able to get their act together."
"DO NOT live here or anywhere else this company manages. Save yourself the trouble. Me and my wife lived here for a little over 3 years. At first it was all fine. The property manager at the time was fantastic, friendly and responsive. Not long after we moved in she quit due to changes the company was making. The next property manager was horrible. Incredibly rude, clearly didn’t care about the tenants or the property. She posted notes on the doors of every tenant in our building threatening to evict EVERYONE because of the smell of weed. Thing is, before she did this, she was told by two separate tenants who the person was that was doing this. Her response “I can’t take your word for it, since I don’t know, everyone is in trouble.” Soon after, she was fired or quit. Then the company made the decision to have no property manager on site, instead they would have the property manager from another complex miles away run it all. This is when things went from bad to worse. Upkeep of the property was non-existent. Siding and shingles would constantly be falling off of buildings and just laying on the ground for months, grass wasn’t being cut for a long time. In my particular building we had a homeless man who took up residence in the entry (no secured entry). He stayed there for months. Also, kids from the high school across the street would come into the entry’s in the morning and smoke and graffiti the walls with sharpie. One of them left a pair of pee soaked sweatpants in our entry, and also peed on the floor in the entry. My wife called the new property manager to let them know of this and she told my wife she couldn’t keep people out of the entryways and that the pee wasn’t a big deal, but the sharpie graffiti that the kids did was “over the line”. Maintenance was there without 12 hours to paint over the graffiti, the pee and soaked sweatpants sat there for at least 4-5 months. They were supposed to have someone who cleaned the entry’s every week, but that never happened. There was also black mold growing above my neighbors door which the reported to the management. Maintenance came out and simply painted over it. As of when we moved out, the mold was still there and significantly worse. They couldn’t even do routine maintenance tasks like changing out furnace filters. Early this year, towards the end of our time at this god forsaken place, me and my wife realized we never received a lease renewal and no contact from the company. A few months later we got a letter saying that since we never renewed we are considered month to month and would be charged accordingly, and by the way your rent is also going up. Luckily, we decided to move out. They ignored my notice I sent them letting us know we were leaving. I had to follow up multiple times. They ignored our new apartments requests for renter verification until I pushed them multiple times. They charged us a full months rent even though we weren’t planning on living there the full month, and even though one of the employees told me they screwed up and would fix it. I followed up with the property manager and she said the employee didn’t know what she was talking about. I told the property manager that we would retain possession of the apartment until the 31st of August like we were charged for then. She got visibly irritated. The last thing gets happened was them breaking the law and not returning our security deposit in the 14 days allowed by Nebraska. They did eventually return it close to a month later after I had to visit in person and push the issue at least 5-6 times. Seriously, don’t put yourself through the issues these liars and scammers will put you through."
"I sure hope this place has upped its game since I lived there 10 years ago. At that time there was absolutely no parking when I came home from work at 11:00 p.m. and often had to park across the street in the subdivision. It was really unsafe for a female to be traipsing that far at night just to get to her apartment. There were vehicle break-ins, the grounds was very unkempt except for the pool area, the security lights didn't work most of the time, we could hear our neighbors TV very loud every night when trying to sleep, the laundry rooms were unsafe to be in and were filthy. People would take your laundry out of the washing machine WHILE IT WAS STILL WASHING so they could use it and put your wet laundry on the floor in the corner. We had extremely old gray carpeting in our apartment that no longer had any nap to it. It was matted down hard and couldn't be revived even after cleaning, shampooing and vacuuming.The roof of our apartment building was in huge disrepair. One day it started raining and it rained all day and into the night. The rain started leaking through the roof on our second floor and ruined everything. When I say it was leaking, it was actually pouring in around windows through the ceiling and light fixtures and it soaked into the flooring and pouring down walls, down onto our first floor and ruined our TV which was attached to the wall, ruined our wooden tables and just about everything we owned. The management brought some people in to vacuum up the water and put 2 fans on the carpet. One downstairs and one upstairs. They did nothing to dry the insulation in the walls or the ceilings and everything got moldy. They didn't do anything to repair the ceilings or the walls or replace the carpet. We lived there for a several more months before we could get out of there, without them doing anything to paint or fix any of the damage or eliminate the mold. They did nothing to compensate us for all of the damage their negligence caused. This was our experience. Since it is the same management company, I would stay away if I was you!"
