"Dec 2020: Nice guy, but: (1) Framing was supposed to start 3 wks from verbal agreement and completed before Christmas, before he fell off his own roof, but framing was 3 months late. Framing was level and vertical, but did not follow framing plans for stairs & doors. Did not use screws for floor that developed some squeaks. Exterior door installation was poor & had to fix following year. Interior door openings were only 82 inches instead of 83, so later I had to get bottom of doors cut off to fit over carpet. (2) Insulation job was terrible. Attempted to use R30 in walls that was supposed to go back to Lowes, per email, verbal, & written instructions on top of bags. Didn’t put insulation around exterior doors nor behind downstairs tub, which I fixed later in unfinished areas. Put unfaced R19 somewhere which I bought for behind the fireplace. R19 insulation not stapled in place. (3) Redwood deck job was level and straight, except it took too long to finish resulting in weathered boards that I had to sand down; and I had to replace a bad board myself that he refused to replace. (4) Pre-finished siding was treated like framing, resulting in lots of nicks that were not completely fixed. (5) Drywall texture was the worst job I’ve paid for and very messy – tile contractor was paid an extra $300 to clean up their mess. (6) Messes not fully cleaned up – nails all over the place including on garage roof – when I discovered at least a dozen exposed nails going thru the middle of shingles. I’ve never seen a roofing job with exposed nails. Billed extra $2558.69 for manlift not in estimate. (7) Workers took a $50 bucket of my nails, screws, square, and 2x4s – did not try to return them. Most of these problems were discovered in July/August after he was nearly done, and he was not hired to do any further work. Move-in delayed to 2020. With regard to the roofing nails, HomeAdvisor also has a complaint where over 30 nails were exposed on shingles. As I started finishing some of the downstairs rooms in 2021, I cut off a lower board for a closet, so I don't have to saw the bottom off of closet doors. See framing pics. Although this is a non-loading bearing wall, it was held on with only "finish" nails. Then, to my surprise, the remaining 2x4 was only held on by a single toe-nailed nail thru each cripple stud (on one side only), instead of having two #16 nails going thru the board into the cripple studs. I fixed this myself, as it still needs to support a bifold closet door. I also had to saw off boards for the other door openings downstairs, so I can put a temporary 1/2 or 3/4 inch shim under the jams of prehung interior doors, so again I won't have to cut the bottom off of finished doors like I had to do upstairs to clear carpet. Having a rough opening of only 82 inches is not the way to frame interior doors, and results in extra unnecessary work. 7/5/2022 To respond to Jesse Swett’s response – he was asked numerous times via email & verbal discussions to fix problems, and the liar did not do so. I have so many emails to him and from him saved that I could easily win a court case against him. Interior doors UPSTAIRS would not fit over the carpet, because he framed openings at 82 inches – I had to redo the openings downstairs so I don’t have to cut off the bottom of doors. I hired Builders First to cut 3/4" off the UPSTAIRS Bayer doors. Zoom into drywall photos just added - bad knockdown texture - just splatters and streaks. I exceeded the character limit with 3 more pgs of comments, so briefly: he had paper copies of engineering dwgs done on mylar that Black Hills Truss said were better than most. I never said I would put insulation in walls - that was his job. I used screws on floors/stairs in Colorado - nail jobs eventually squeak. Concrete had 1 inch ripple, not 4, and will cover up with baseboard - he got extra $3K due to concrete job. I used clear caulk to cover >dozen roofing nails - hire certified roof contractors next time. Siding was two-tone special coating on LP with 20 yr warranty packed in foam that his people abused."
