"My move in date was moved 3 times (expected for new build), but when given only a few days notice in between delays, my child and I were homeless . I should have known not to move in, but I was really excited to move into an Avilla property. The then manager compensated me with a $200.00 gift card for my troubles, which was very much appreciated, considering I had spent $1000.00 for a pet friendly hotel and storage costs (more than half of my move in concession, so much for that). We moved in and DUST EVERYWHERE, the sinks and shower heads had no water pressure (clogged from builder). Small details over looked... ok I get it! They came in and fixed those issues, at that time I asked that they ONLY enter with an appointment because my 15 year old is sometimes home alone. Then the second bedrooms breaker kept shorting causing power to go out in that bedroom, (same as other residents review) and randomly in the master bedroom. Apparently the water heater and the second bedroom are on the same breaker, causing it to trip when anything was turned on in the bedroom. So I called maintenance (told them about entering by appointment ONLY) they came out a few times to fix it, but honestly it still tripped when we moved out, we just kept going out to the breaker and flipping the switch. One of those times maintenance entered without notice while my UNDERAGED CHILD locked herself in her bedroom and called me crying because there were men in our unit. Of course the the office heard from me. In the warmer seasons there are SPIDERS EVERYWHERE. I spoke to Hailee outside of the office (quarantine time) about the spiders, she said she would place a work order to do a perimeter spray for spiders and pest control would be out, I reminded her of my child being home alone, she said they do not enter the unit when a perimeter spray is ordered... once again I get a call from my daughter that a man knocked on the front door (she did not answer) then this person knocked on the back door (again she did not answer), then they proceeded to enter the unit and spray inside my house while my daughter LOCKED herself in her bedroom AGAIN!!. HOW IS THIS NEGLIGENCE ACCEPTED!?!?! I WAS FURIOUS!!! Shortly after that the dishwasher was acting up, I was told that someone would be by, I took my kid to work with me. No one showed up! But the work order was closed (no one appeared on my camera), so I entered another work order, this time when they entered my unit my camera showed two men, one with a polo shirt and the other with a button down shirt servicing my dishwasher. Well one was the other (button down) was nosing around my stuff (all caught on camera) not wearing a mask in the middle of a pandemic!!! The dishwasher still did not operate properly when we moved out, but I wasn't about to have anyone else enter my unit at this point. I asked to break my lease in November (moved in December/ covid related) which was like pulling teeth trying to reach the office staff. I asked for a copy of my lease at move in, my messages went unanswered I asked again before I gave my notice to vacate to be sure I knew the penalties of breaking my lease. My emails went ignored as well as a messages on the resident portal. The manager emailed me my move out charges (prior to me moving out) with my NTV from what I understood to be (charges) per my lease (that was never given to me). Now per my lease (that they cannot find) I am being charged a LBF and charge back on my concessions. I have called the corporate office twice leaving messages over the last week, this after I asked the office staff for their corporate information 3 times!! IDK if the office staff is overworked or just incompetent. I was finally sent my lease, it was an unsigned lease with one of my original scheduled move in dates, not my actual move in or move out dates and no manager signature !!! Basically my lease was void because they could not find the correct lease. The negative reviews here are all true! Especially James’ review, we had nearly the exact same experience."
"This is BY FAR the best place I have ever lived while renting. I have rented from 8 properties in 10 years, so I've seen how a lot of management companies treat residents. The Villas at Prairie Center have been so wonderful during my 1.5 years living here. They do a great job up keeping the property and respond to maintenance request in a timely manner. Casey does a great job as the service manager. Isabel was the Assistant Manager when we first moved in - super happy for her to get promoted to Property Manager - she deserves it! Special shout out to the Trash Valet service staff - I have heard so many nightmare stories about trash valet being a disaster (leaving trash everywhere, breaking bags, leaving stains, etc) and the trash valet at this property runs pretty well without issue for the most part. Everyone who lives here is friendly. The actual units are pretty nice, a lot of times the apartments will look nice but the quality is low - not the case here at all. It is expensive to live here, but I do find that it's worth the price."

Her knowledge of the property and the surrounding area was impressive, and she made sure to address all of my questions and concerns. Throughout the leasing process, Isabel was always available to assist me. She guided me through each step with professionalism and a friendly demeanor. She made sure that all necessary paperwork was completed accurately and efficiently, making the entire process seamless. Not only did Isabel make the leasing experience smooth and enjoyable, but she also continued to provide excellent service even after I moved in. She promptly addressed any maintenance requests or concerns that I had, ensuring that I felt comfortable and well taken care of in my new home. "Ignore all 1 star reviews and listen to this one. The complex has been purchased by Inland a few years back, and all the 1 stars are from residents that were given leases just to show occupancy. Not the best type of people to listen to their advice. I did so much research prior to decided to tour the place, and this is probably one of the best places to live. The most important thing for me was the human touch. Issues will happen, problems will arise - the question is how it gets dealt with. Having someone that cares when there is an issue is rare, and I’m happy to say that Isabel is definitely one of the good ones. I was late to our tour due to traffic, and she stayed late to show me around. We looked at 5 different units so I could decide without any doubt which one was the best fit for us. She is friendly, caring, and a great artist (how do I know? We had a painting community event that she organized!) There were a few hiccups when I moved in with billing, and were taken cared of right away! Casey the maintenance guy shows up minutes after talking to the office, which shows how much they care! When I saw my unit before renting, Casey was in there fixing every single tiny thing possible. The place looked new after he went though it and it shows his attention to detail! The units are just amazing. Not having anyone above or below you is.. amazing. And if you get a 1 bd, you’ll only share one wall with your neighbor. I can safely say that it doesn’t sound that someone is living next door, the insulation is that good. So what do you get by renting here? An amazing bang for your buck, since you’re paying the same prices in Denver, for pretty much a house. An almost new place, that is maintained to perfection. An amazingly quiet community, that you can hear the birds in the morning And pre-wired century link fiber internet (spectrum fiber). Do it."
"I have been a resident at the villas for almost 3 and a 1/2 years and I haven't had a better 3 and a 1/2 years.There is so much I could say but honestly there just isn't enough space. However let me mention Isabel and Casey 2 staff members who are always at my beckoned call but not just mine at everyone's. If you're looking at this review and wondering where you should move trust me come on down."
