"Where do I even start? I guess with avoid this place at all costs. We unfortunately moved in June 2022 to a nice looking newly renovated townhome, new appliances, new AC unit, new washer/drier. Sounds great yeah? Well 1 week later our AC went out. Ac guys would come to investigate. “It’s good to go!” for about 1 day before it froze again. “Well your thermostat is too low”, it’s set to 72. If we can’t condition to that, then what are we doing here? AC continuously froze throughout the peak of the summer with minimally responsive management or any urgency to work on this, power bills skyrocketed to $300+ as the compressor ran trying to cool the frozen lines. It turns out the air intake was undersized and the only option was to take the door off the AC closet for a month as they “investigated”. The AC is so poorly designed, if you are on the top floor expect temperatures in excess of 80° on a regular basis as it doesn’t cool. They eventually added an attic fan at the end of the lease but too little too late. Snow and ice removal is comical, sidewalks are fine but the driveways were always left with massive chunks of ice. We’d get emails from the timber creek offices about ice removal, but it turned out to be for another apartment complex this leasing office manages. The plow would clear the road, but leave a massive barrier of ice in front of the garage. Multiple complaints led to no changes. Parking is also pretty comical. The 2 car garage is big enough for 2 cars parked opposite ways so the doors can open, it’s a squeeze but will work. What won’t work is parking outside the garage. The streets are lined with cars in no parking zones making it impossible to drive around the property. There was no other choice for these residents as no alternative parking is available on the property. So the time comes we can finally leave, we clean the place, it’s spotless just a few picture holes and a broken sconce as a casualty of moving. Management was excited to have a property they can actually show off! Well welcome to the last 60 days. We were told our deposit would be refunded in the next 60 days (Colorado state law outlines 30 days with 60 days if noted on the lease) 2 weeks after move out we get a call from debt collectors asking for $140. Why? No idea. Contact the office and they say they’ll take care of it and it was an accounting mistake. Calls continue and even reach the point of calling my employer trying to reach me. I have to have a lawyer send a letter to resident advocate to get them to stop contacting me on behalf of Dayton Station. It’s now been 30 days. Redpeak still has not sent me a bill for any issues and under Colorado law has now forfeited their rights to my deposit. 60 days now arrive and after sending multiple emails I still have not heard back. I have to once again involve a lawyer to begin the legal process of getting my deposit back of $1000. We send a certified letter notifying them of their violation of Colorado law and to return within 60 days. I get the check 4 days later and it’s shorted by $214.21 with no explanation or invoice included. Just stay away from any and all redpeak properties. Otherwise you’ll be counting down the days until you can move out like we did. To the Redpeak Associates reading this, send me my $214.21. Update: Redpeak has reached out stating they did send the deposit on 8/11/23. The check was cut for 8/14 which is exactly 60 days from the termination of the lease. I could not find reference to their 60 day deposit rule in the lease as required to differ from the default 30 days but their attorney claims it was there. Who knows. They did confirm via email they shorted us for $214.21 but did not explain why before the 60 days therefore forfeiting their right to it either way. Final update: they kept the money for broken blinds. Said broken blinds were melted, because it was so hot in the upstairs. How could one melt blinds? Who cares. Don’t live here"
"There is no effort to remove ice from driveways. Snow and ice will remain for weeks with only a "sorry we'll do better" in response to any complaint, but they don't do better. 12 days after moving out, I got a call from debt collectors saying that I owe $140 to red peak. I did not owe anything. Redpeak owed me $270 and didn't pay until after several threats of legal action"
"The place looks modern and fancy when you tour it. I’ve been staying here from a couple of months now. Whole house is constructed poorly, the material used is below average. Management charges you for adding a member in lease but never provide you with the new lease and keys to the home. The front door lock doesn’t work. The dryer has to be used 3-4 times to dry single lot of clothes. Maintenance requests are never answered. The kitchen storage doors just come off after using for a couple of weeks. Overall the place looks good but is made with poor fittings and non responsive management and maintenance team."
