"Ugly, poorly remodeled units. Moved in and mirrors were cracked, ants everywhere, dirty and gross. The pictures may look nice but these units are godawful, you will hear every little noise from all sides and the front doors/lights/laundry/ back door are always broken. Trash overflowing in the dumpster areas. Incompetent but extremely rude management staff. They act like they are doing gods work when in reality they are nasty slumlords. If you request repairs, don’t expect anyone to come for months and when they do they will not be wearing any identifiable markers and you’re just expected to let strange men into your apartment so fun for women living alone!!!! Terrible location right next to the worst part of colfax. Never felt safe here. Crazy people in the lobby all the time. Laundry is expensive and barely works. WAYYYYYYY overpriced.these people are essentially slum lords trying to suck people dry so i would literally rent ANYWHERE else. Emma gardner is the main slum lord and will steal as much money from you as she can. They also charged me for THREE of their apartments energy bills. SCAM LORDS"

"The units are small and cute but over priced. You end up paying a lot more than your rent. You pay a monthly CAM fee but it’s unclear what it goes towards you since they canceled Fetch services (expect your packages to get stolen), they still make you pay for laundry to start the machines, and they don’t recommend you leave your bike in the bike rooms (they don’t have doors). The laundry is frequently down, not because the machines are broke but because the card readers are down. You pay for utilities that you don’t use. My gas bill was up 3x the usual one month that I was only home for like 10 days but they said that is correct because it’s what my neighbors are paying. The hot water runs out frequently. When I reach out I rarely hear back or I talk to someone and they say they’ll get back to me but never do. I really like living here just frustrated that I’m charged for so many things that I don’t or can’t use."

"I have been living in 1402 Race for almost a year and my husband and I are very satisfied. We've had a few problems such as with stolen packages, maintenance delays, and sometimes the outside trash being completely disguting for a long time. Other than that, we would recommend the place if you're ok being close to Colfax. The up side is being really close to Cheesman."

"I have not lived here for very long but from the beginning the leasing staff have been the most wonderful and helpful people I have ever had. They are very kind and understanding and have helped me at every turn. The building is older and with that comes a few flaws, not the best drainage and the fridge is SO loud. But the interiors are beautiful and it has the most darling fireplace (I loved it so much I got a tattoo of it). The building feels very safe and I haven't had any issues parking in my assigned spot. Sometimes the hallways are a little muggy but again, the building is old. It is in the most perfect location and again has the BEST staff ever. I highly recommend this place!"
