"First year here was great no problems. Second year moving to a one bedroom unit I have been receiving multiple problems of no hot water. It all happened after they decided to “fix” the entire water system shutting down the water for a big amount of time. Price is fair but where’s the hot water??"
"Lived here for over a year and a half and I was so thrilled to finally move out. This place is unclean, full of bugs and hoarders and has homeless use the stair cases overnight and as a bathroom (I wish I was making that up). The front office staff changed as many as 6 times while I was living here. One of the managers I actually really enjoyed but she was fired with no warning and we never saw her again. The tenants are half decent working people that needed a cheaper place to live for a while, while the other half of the tenants are rude, unclean, unfriendly and loud. They raised the rent while we were there by around $100/month and the only changes we saw around the unkept building is that they painted some accent walls and put in linoleum tiling OVER the 20 year old carpet (stained from years of peeing dogs, dripping trash bag juice and who knows what else). Absolutely would not recommend to anyone I consider a friend or loved one. I'm not even sure I would wish this on my enemies. Bed bug alert for real. We had to supply the front office with Diatomaceous Earth to combat the problem and ended up buying all the DE from every Home Depot around. We still had to throw away everything we owned after moving out to make sure none of the bugs travelled with us. There is also a serious roach problem. We put down traps but they were consistent. The problem with this building is that it is so old that the heating vents attach little bug highways from apartment to apartment so it doesn't matter how clean you are, the bugs will get in with ease. On the upside, I did save a ton of money when they had $650 one bedrooms, but they have raised the rent to unaffordable rates for the slum property this is. Truly the worst experience I've ever had with an apartment!"
"It's like your own third world adventure! Complete with exotic creatures, strange smells, and constant cacophony! Water may or may not be working, generally only runs Luke-cold. Once a week you'll actually have hot water, but have fun guessing when! While all basic utilities are included in rent, you don't get to control your own heat. Enjoy heat blasting while its 80 degrees outside, and when the temperature outside dives to 30 degrees, you can expect the heat to be working away, keeping the apartment a whopping 60 degrees. No need to bother unpacking, once a month pest control will be in to treat the apartment for pests, which requires most of your stuff packed and stacked in the center of the room. But rest assured, the parking lot is immaculate, being freshly painted and worked on twice in 6 months. But in all seriousness, if you are looking for a comfortable home, this isn't it. I have lived here 6 months, and every other week at least they are shutting off water for some problems, which apparently surpass the need for hot water. If I want to have warm water, I have to wait 45 minutes to an hour to get it. And while I prefer a proactive landlord who is treating the roach/bed bug issue, 6 months and still fighting pests makes me wonder that either the method is ineffective or the infestation is massive, and perhaps humanity will lose the war. The building is supposed to be pot free, but unfortunately there are some neighbors who partake of the herb. Also lots of dogs who like to bark from 11pm to 4 am. But otherwise, mostly good neighbors, I have never felt unsafe Here. At any rate, it's an old building with lots of heavy duty problems. For Denver, it's pretty cheap, but I would sooner get a roommate and live somewhere a little nicer and more modern"
"I have lived here for about 3 years now, and it has definately improved. As a hispanic individual i feel welcomed by other ethnicities and races, but there is a few people who im sure talk about us. Were very quiet people and have no problems with anyone.. no bed bugs for over a year now, that a plus, roaches are seen every now and then. Police and disturbence is not as bad anymore. Vandalism and gang members are not mexican like they say. Its always other races. Hispanic people do have drug dealers, but they are nice people, their bad choices dont affect their personalities. Only bad thing about this is the weed and cig smoking. The building is a non smoke but people dont seem to care. Maintanence and office staff are very nice, but improvement is always good. I give this place a 4 out of 51"
"I've lived here for a few years. TRUST ME ON THIS... This is long, but the most honest and updated review you'll find. The building has changed a lot since 2013, and albeit through unfortunate gentrification, for the better. In 2013, it was owned by slum lords. If I rated it then, I'd give it 1-2 stars. When I moved in, they had painted over cockroach poop on every surface in the kitchen. We had bed bugs throughout the building as well. The demographics of the building were Hispanic families and drug dealers/users (meth, crack, who knows what else). At the time, I was one of the only white people, and one of the only sober people. Cops were here frequently, for domestic violence, and whatever else you can imagine. The motivation to move here was the inexpensive rent, dog-friendly, and the FANTASTIC view (on the west-facing side of the building). Fast forward to 2015... The new landlords came in towards the end of last year I believe. They get maintenance issues done in a reasonable-ish time, they spray for roaches/bed bugs regularly, and they have worked to kick out problem-tenants. As a replacement, they have brought in a more diverse community, mostly. There are still a lot of nice Hispanic families, but now there are other races, ages, and economic classes (as much as there can be in this neighborhood). FORTUNATELY, while there are many conservative people here (including some Jehovah's Witness guys in their twenties, and a young guy that I called out for complaining under his breath to a woman who speaks NO English that "this is America, you need to learn English"), there are also a good handful of liberal/progressive people. There are still some great "characters" here as well, just less hard drugs and domestic violence. It's been a bit gentrified, but that's probably due to stricter application rules (I'm pretty sure they check credit now, instead of just for felonies). •••••••••••••••••••••••••••••• THINGS TO KNOW: •••••••••••••••••••••••••••••• THEY DO NOT ALLOW MARIJUANA IN THIS BUILDING. Landlords in CO are allowed to restrict marijuana use in your home, and you'll find it to be a common practice. Take that info and do with it what you will. Be warned. Regarding ROACHES & BEDBUGS, they spray on a regular basis. They rely on tenants to report if they see them, and they have Terminex come weekly to the apts that need it. I haven't had bed bugs for at least 1.5yrs, and I hadn't had roaches for about as long, until recently. We've found babies, but it's season-specific, and they've added us to the spray list immediately, so it's not an "issue," per se. The building exists in the midst of Little Mexico/Little Vietnam. EVERY SUNDAY from 7pm-ish to 10pm-ish, every week, all year, people cruise Federal Blvd with their tricked-out trucks, cars, and motorcycles. It's annoying, because it causes rush hour traffic on a Sunday night, but it's mostly harmless. They used to collect in the abandoned parking lot in front of the apt building, but that is being transformed into a Denver Health Family Clinic, and the cops have cracked down on the collecting of people in nearby parking lots. Also, know that Cinco De Mayo & July 4th is a big deal... I just stay inside or stay away. The area is Hispanic gang territory. There are occasional drive by's, echoes of gun fire in the distance, and minimal gang violence. That being said, I am a white female who looks like she's in her mid twenties, and I walk my dog in the yard at 2am with no fear. I wouldn't walk the neighborhood, or on Federal after dark, but I'm not afraid to live here, take my trash out at night, or even park my car here with its liberal bumper stickers (nobody has vandalized it, fortunately)... even when the drug dealers lived here, I never felt truly unsafe. You leave people alone, they leave you alone... I lived on east Colfax (near Quebec) for awhile, and that scared me daily, in comparison. In short, now, I'd say it's a good place to live. :)"
