"I have been dealing with an issue since February where The Bluffs has been charging me for insurance despite proof of coverage given multiple times. You cannot get responses from the previous management company or the current one. No one responds to emails or calls. When I finally did reach the leasing office, I was told this was an issue with multiple tenants---check your billing. They gave me Jaime's email and she also doesn't respond to tenants. I am now up to $600 in insurance charges from the bluffs in addition to the coverage I already have. I have had numerous issues with The Bluffs from maintenance people entering my apartment unannounced and not allowed in to not having AC and a refrigerator for a month while living here. Google reviews seem to be the only way to reach anyone here. Don't move here if you have the choice. Update - they called me and told me they would fix this and credit back my account. Nothing was credited and the charges are still showing up for the next month. 3/14/24 Update- I was double charged for rent for the month of March. I notified Nicole at the leasing office on 3/4 to resolve this. Nicole stated she was able to provide credit for the month of April so I would essentially be paying a month early. I told her I did not want The Bluffs to hold my money for a month. Nicole said the manager, Jaime, was the only person able to refund this and Jaime would call back later in the day. I did not receive a call back and went to speak with them directly. Jaime advised she was unable to refund the money and I would have to reach out to Vendor Cafe directly. Jaime shook my hand and stated she would fix my account so this didnt happen in the future. Rent Cafe does not have contact information. I asked them to provide me with a contact for Rent Cafe or their direct superior. Nicole gave me a number for Rent Cafe that is not in service and advised to reach out to the leasing office with inquiries. Neither respond to emails or return calls. Both pass the blame onto another party and rely on overall incompetence until the problem goes away. I have not heard from Jaime since she promised to fix the issues with my account (an issue I originally brought up in February 2023 and started the original post). I have made it extremely clear I do not trust The Bluffs to hold my rent for a month due to the consistent problems I have with Jaime, Nicole, and the rest of their team."
"I met with Nikki a few weeks ago and she was absolutely amazing. She was so friendly and knowledgeable about the property. I loved the tour and all the info she was able to provide. Not sure what other people are saying, might have been their own fault because Nikki was far from unprofessional. Most people decide to write reviews because they either violated their lease, didn't pay their rent, or owed money due to their own negligence. They get upset because office staff actually follow policies and oblige their end of the deal. Sorry but people sign legal documents and when they don't hold their end of the bargain, I don't understand how that is managements fault. This property is beautiful and the office staff is wonderful."
"Before you read my review quick disclaimer: They will lose your rent money. Beware. I have lived in apartments for 10 years and I have never had such a horrendous and unprofessional experience until I moved here with this management team. Before we even moved in we came in and found a nice apartment with a good view that they said they would have ready for us. Fast forward to a month in the future when we were ready to move - they called us saying our apartment was never going to be ready and we had to t settle for a ground level. Ever since we moved here it has been nothing but lack of communication from them and problems trying to pay rent. The first month we were here we paid rent like normal and like everywhere else does it - through an online portal that you can split the payment with a roommate. Well the next month they took that away and when I called to ask about it instead of being nice and explaining anything they tried to gas light me into thinking it was never there and said “oh all our tenants normally do this we don’t have a problem with anyone but you”. And then when my roommate asked about it they totally changed their answer to “we are working on getting the portal up for everyone”. Now here’s the most frustrating part that I know have to deal with in regards to them: they lost my rent from January, or December - they didn’t even know at first. They never told us there was a problem with rent - I even got a confirmation of payment with every rent payment I made. I found out we still had some portion of rent due by looking at the payment portal and when I called them to ask them about it I spoke to Nicole (who is the most unprofessional manager I have ever spoken with) and when I asked her what was going on and that I had confirmation emails she proceeded to yell at me and say those confirmation emails don’t matter and it wasn’t valid to show I paid rent - so I followed by emailing her my bank statements for the rent she claimed was missing, then when I sent those bank statements she literally changed the date that she claims our rent wasn’t paid to a different month - so I proceed to send her my bank statements from that month showing my rent was paid, and none of their paper trail lined up with mine. First of all she tried to say that my check bounced 3 days before I even paid rent so how is that possible? Then after I showed her I paid rent she showed me their end of everything and goes “oh well we didn’t get it so you still owe it” and my question is where did my money go then? I showed you my bank statements showing my account was charged rent to you guys and you for some reason can’t find it? I find that awfully suspicious and they are just ignoring me now. When I originally called about it Nicole did not speak to me with any light manner - she yelled at me like it was my fault that they lost rent and threatened how she would make paying rent even harder by shutting down our rent portal online and saying how I’m the problem and she never has any problems with anyone else and that I need to blindly follow what she’s saying or else. She just kept repeating policy to me and that she didn’t have the money and how it was my fault and when I would try to talk she would go “shhh shhhh I’m talking now not you” like what? This place has been nothing but a headache and I do not recommend moving here to anyone. Worst experience out of living in apartments for 10 years. And as a manager myself I can say nothing about them are professional or customer friendly. They don’t care about you. I now see why this property has been through so many management companies."
"My family and I moved into the Bluffs in Oct 2022. We knew that moving into a Garden level unit came with some drawbacks and we proven right with the plethora of issues we had to deal with since moving in. From leaks from the rain, to the upstairs neighbor water heater flooding on us. However, I have to say that the maintenance team has always been super prompt in responding to our work orders and issues. Adam who is the maintenance team leader has been super helpful and super understanding. My family is grateful for him and his teams efforts to make us feel safe and cozy in our home!"
"Living in my apartment has been an overall positive experience. The location is convenient, and the neighborhood is generally quiet. The layout of the space is functional, providing a comfortable living environment. However, there are minor imperfections, like constant maintenance delays and a negative parking experience. The management tends to change companies every other year so it’s difficult to work with anyone consistently. Despite these small issues, the overall ambiance and amenities make it a worthwhile place to call home."
