"You will not get your deposit back. The owner is condescending and will charge you an extra month's rent for things that might seemingly be damaged in the apt. We were charged to fix a leak in the pipe under the bath because of root growth from the outside. Also threatened by the management with a lawyer. We were only college kids and agreed. Please avoid at all costs. You'll find better places."

"I am not a Tennant but just a guest and I was decently impressed. I was visiting a friend in a ground unit and was impressed how clean the place was even though it was halfway in the ground. It seems that all of the appliances are super old and they run off of the "if it ain't broke, don't fix" mindset. The dryer doesn't auto stop so it's sort of a safety issue also. Regardless, a decent experience here. Some of the lights outside also seemed to be busted and not working. It has some huge potential though and it's in a GREAT location. I would move in here if some of these minor things I mentioned were improved upon. Rent seems to be pretty high but simply because of the location close to the college. Not bad at all. I like it. Sometimes the smell of weed from someone else's apartment can get into yours. Really disappointing. I wish the landlord would crack down on that."

"I've lived here since 2005, so I feel I am qualified to give an honest opinion. This is by far the best of both price and quality within the city limits and as a resident of Boulder for the last 20 years, I'd bet money on that statement. Spacious, quiet, and well situated. Less than a five minute walk to at least 20 different shops and restaurants. Less than a minute walk to Safeway. The maintenance guy Issac is friendly, knowledgeable, and does very solid work and quickly. The property manager, Mike, is a great guy all around and very responsive to our needs. The owner Ken is friendly, and understanding and has always been very kind to our family. The buildings have recently been updated in all sort of ways including new complete renovations of some apartment interiors, new AC, new windows throughout, better insulation in the roofs and new sliding glass on the balconies. After living here for over a decade I can say that it's been my best apartment living experience ever. We are seeking a house currently and I'll miss our time here and would recommend it to anyone."

"I’ve been very happy with the convenience of this location. It’s made my days so much more efficient being able to walk to Safeway or across the street to Yoga. I never have to worry about parking and maintenance does a wonderful job of snow removal in the winter. Management is always quick to respond when needed."

"My boyfriend and I relocated to Colorado a few years ago and these were the first landlords we had out here. They're awesome! They are on top of maintenance as soon as you call, very easy to talk to, understanding, and they genuinely care. The apartments are a little older but the location is great. There's plenty of parking as well. The apartments are spacious, comfortable, and conveniently located. Best landlords we've had so far!"
