"I'm not one to write reviews but I feel the need to warn people based on our experience. Co. Was great while we were in the rental. Fixed our ac and got us new light fixtures. However the basement had a problem with flooding before we moved in they informed us of that prior to moving in. Everytime it stormed this summer the basement flooded and there was new carpet so we put down our own towels and clothes and everything we could to try and save their carpet. Not a big deal seeing how they had taken care of everything else. We were glad to do it. Then came time to move out we were leaving. A month earlier than our lease which co. Said was fine as long as we paid half months rent since they needed to do repairs on basement. When we left she signed a paper saying i would get back the full deposit minus 50 dollars for a few crumbs that had been missed in one drawer. (Also not there). The house was spotless. 2 and a half months later I still had not recieved it. I tried and tried to get ahold of them but no luck. Finally they answered my calls and let me know they chared 100 for cleaning 155 for carpet cleaner which they could not produce a recipt for and which we already had done. They said it was the smell. Which was the moldy smell from down the basement. Which is where the bed room was and we had to sleep with that because they would not come fix. They also tried to get us on a broken drawer that until we showed picture with the date of the day before we moved in with it they said ok. Then the check finally arrived for only 195 dollars. And on it they said they had charged a lease breaking fee. Which had been previously told theyd waive because of the repairs. The company and I signed a document together with the amount I would get back and they not only went against their word but against their contract. They now refuse to answer my calls or texts on the matter and I have been nothing but polite and civil. I am in the rental business and know about when you have to hold a deposit and this was not one of those times. They stole money from me. Renters of Dickinson beware. Get your deposit back on site or they will take care of you and then take you for all your worth when they can."

"We rented a property in Gladstone from Hands Free Property Management for $2,000 a month, which included a $2,000 deposit. After Tim Lippert (co-owner of Hands Free) completed the move-out walkthrough, we all agreed to $150 in damages, repairs, and cleaning. The amount was written on our move-out checklist. A month later, my husband and I were surprised to receive a letter from Hands Free, charging us over $1,500 for items not listed on the move-out checklist, damage notated on our move-in checklist, and other items. I called Tim about the other charges, and he said I had to talk to Mary Freeman (other co-owner, who also happens to be a realtor at a local real estate company), because she made the decision. Mary did not respond to any of my emails or phone messages. Now we’re told we have to go through small claims court and sue them for the money they owe us."

"An associate named Mary has had a contract to mangage a home of mine up there and the service has been dreadful. She has repeatedly relocated my renters to her privately owned rental properties, as well as, ignored many of her fiduciary responsibilities while still collecting on her own behalf. Many problems arose with background check information on tenants and against our contract, they were moved in anyways. This caused damage to my property and when asked to make inspections, Mary never went to the house or completely avoided contact with me while building personal relationships with tenants. The owner, AJ has also neglected to intervene and try to resolve any of these issues. Mary also works independently as well to fill her own rental properties and finds this much more important than holding up contractual obligations. I would not recommend using Hands Free Property Management!"
