"Buffalo Ridge Unfortunately I have terrible neighbors. Management talked with the neighbors, but they continue with noise. They will not hold people accountable for noise. I'm miserable from lack of sleep for months. Their pet deposits are nonrefundable, so I'm losing 350 dollars, connection fees, having to move because of loud inconsiderate neighbors. These are no better than an apartment. You still hear neighbors running up and down the stairs, kids screaming through the walls. They allow huge dogs so hear them barking through the walls. They also don't allow you to buy out of your lease. I'll update this about my deposit on move out. The manager does handle things professionally and I may try a different Q4 property, but this one seems poorly constructed with paperthin walls."
"I wish I could give 0 stars. Illegally charged fees while we were residents at sunny ridge townhomes, Kelly was rude from the second I met her, they keep your security deposit no matter what you do *we moved into a nasty, dirty, sticky, crumby place with nails sticking out of the carpet, the carpet wasn’t properly installed, and we have pictures of all of it* we left the place spotless and even had extra help cleaning it and overlooking it from multiple people. We were charged for the damage to the carpet and walls that were there the day we moved in and charged for a couple streaks on the cabinets from being cleaned!!! Ugh I could write a novel about this. Nearly got lawyers involved for the illegal fees too…"
"I'm torn but I read the reviews before I moved in and for the most part are accurate. Move in was fine. They had Move in carts available which was nice. I had to submit maintenence request right away for the shower pressure, cabinet lighting, and AC all right away as they had issues which seemed odd as I was the first tenant in a brand new building. A year after I moved in the ceiling fan in my bedroom threw sparks and took out the power to my unit after hours. I called the after hours number and it went straight to voice-mail so I called the random numbers I had for employees in my phone who found another maintenence person to come out. They took the fan out, capped the wires, and also told me the guy who had the emergency phone was fishing in Minnesota that weekend. It was a few days before an electrician came out to replace the fan. He proceeded to tell me that there were ongoing issues with the fans used in that building and it was a known issues out at the units they have at Ellis. Around the same time Q4 asked tenants to submit a request for drywall cracks due to the building settling so they could be covered under warranty. I did this and they started the work, but closed out my ticket without ever finishing it. Fast forward to my move out experience. I didn't live in the apartment for several months before move out. I gave them three months notice and also asked them to complete the drywall work they started so it would be a non-issue at move out. They refused. I also asked for a walk thru because of this. They refused. They charged me $110 for nail holes and touch up paint and only charged the owner $40 for the drywall repairs....seems like that should have been flipped. Also, the non-refundable pet deposit is not a deposit. I was told at move out it was a fee. I knew at move in that it wasn't going to be refunded but thought it would go to pet cleaning. It does not. It is an arbitrary fee that goes to nothing and they charge extra is they feel there are issues causes by pets. They are not up front or accommodating but expect you to be. I would give them one star if I didn't actually like the apartment when I wasn't having issues. Don't expect much from them once you're moved in and settled. Also, they never did anything about the constantly barking dog that moved in. I complained a few times. Nother was ever done. I just stopped staying there after Thanksgiving of last year and basically used the place as storage, but even when I went back every couple of days I'd still hear that dog constantly barking."
"Probably the worse property management that I have ever had to experience. I hate to think that that one manager that I had to deal with is a reflection of their entire staff. But for the experience I had it seems as though the intent is to draw out any resolution as long as possible. From knowing there was an issue with the toilet flapper's but deciding to be reactive instead of proactive. Not sure what the thought process was there, "Wait until it cost the tenant money and they say something"? Then when maintenance comes they say "yeah we have had to be replacing a lot of these, they all seem to have been going bad". I am not one to complain but I shouldn't have to harp on something for their to be resolution. Once I make them aware the responsibility should be on them to follow through with resolution."
"Sunny Ridge is very nice & modern. However, some things you should know if you are thinking about signing a lease and moving in! Since, I signed my lease & moved in my landlord has not responded to any of my texts, emails, calls, etc. I have had major plumbing issues in this building related to my showers and have gone days without a working toilet, which most rental agencies would consider an emergency and fix the same day. They don’t check the locks or change them after previous renters move out. I have to change one of the doorknobs myself because they don’t have a key to give me for it. They said, “The last renter’s must have changed the locks and we don’t have a key. You will have to replace it yourself.”"
