Reviews of L15 Lofts
"Update 3/22/24 They never got a snow plow out here during the winter storm so there was a huge pile of trash outside a full dumpster for 2 weeks. There’s dog poop in the stairwell that hasn’t been cleaned up for months. Packages get stolen because the Amazon Hub isn’t used all the time. I waited 2 solid years for blinds on my windows that get direct sunlight making it brutally hot in the apartment. My place will get up to 86 degrees with the AC running and I’ll get a note from maintenance to just put down the blinds. Welp, I would if most of them haven’t fallen off the windows. Maintenance kept cancelling the work order because they are too lazy to actually put them up. 12 work orders for various issues have been cancelled (pretty much all of my work orders). Then they finally came over to fix it while I was gone and they left the front door wide open. So if you have pets, they don’t care about their safety while you’re at work. I was frantically looking my pet for about 15 minutes, which was utterly terrifying. The maintenance man lied about leaving the door open even though I have video proof saying otherwise. Updated carpets only in lobby to bring more people in. Carpets are still disgusting on each floor. Good luck trying to get a hold of the office. You have to be physically standing in that office for anything to get done or taken seriously. Lights are always out in the hallways. Building is neglected. They put in new call box several months ago but haven’t put their residents in there still. Then, they sent a email saying it’s “working.” Welp, not if the residents aren’t in there. The office is in another building in downtown, so there’s no one on site monitoring the state of the complex. I had a leak under my sink that maintenance wouldn’t respond back to fix. When I called the office, they put me on hold and then forgot about the call. When I finally got a hold of someone at the office, they said they have up to 14 days to fix leaks even if it’s an emergency. Leak was causing damage to the apartment floors and I still couldn’t get anyone to fix it. They said if I got someone out here not affiliated with them, then I would have to pay for it out of pocket. Horrible management and maintenance guy is incompetent. In response to the L15 owner response, I reached out via email and never heard back."
"UPDATE (10/2023) The office has become even more unreachable. They have never once answered the phone when I’ve called in the last few months. I put in a few new maintenance requests a few months ago that have not been addressed. Luckily they’re not huge issues but it’s still frustrating. The common areas remain super gross. A few weeks ago it looked like someone had been camping out in the area by the first floor door and there were some disturbing items that had been left behind. That took around a week for them to clean up. Otherwise they rarely clean the hallways at all. Lights are always going out and there’s often leaks dripping onto the floor or into a trash can. I’ve stopped using the washers and dryers on site because some have stopped working or smell really bad and I would often have to do multiple dryer cycles to get clothes dry. Not worth it for the price when a laundromat is cheaper, cleaner and much faster. UPDATE (05/2023) I've lived here for almost a year now. I overall really love my apartment and the location has been super convenient. I've decided to renew my lease because, despite a few cons, the affordability for the size of my apartment can't be beat in downtown Omaha. Some of the building issues have been resolved since my original review, though there is still often standing water outside of the laundry room. All of my maintenance issues from when I moved in have finally all been resolved even though a few of them took SIX MONTHS which seems a little ridiculous. I did have a scare a few months ago when a bat flew into my apartment through an exposed vent that I am still waiting for maintenance to come look at because I do not want anything else flying into my apartment! ORIGINAL REVIEW (08/2022) I’ve lived here for over a month now. I really like my specific apartment and the square footage you get for the price can’t be beat. Location is also super nice and very walkable. Issues: Building itself is not very well taken care of i.e. doors in hallways without doorknobs, trash can full of dirty water from a dripping pipe in the “common area” outside of the laundry room. Maintenance has still not fixed issues that were present when I moved in over a month ago (closet door broken, outlets not working, etc.) A few of the issues were even present when I toured and the person I toured with said they would be fixed BEFORE we moved in. A maintenance guy did come when I called the emergency maintenance number and he fixed the outlets that were not working in my kitchen. However, he said he would be back the next day and never showed up (this was weeks ago). Every time I call or email the property management about the maintenance (I’ve done so SEVERAL times) they basically say to “please be patient” as maintenance is busy addressing emergency issues. I get that they are having staffing issues but I have no idea when anything is going to be fixed… and I’m paying to have an apartment with everything in working condition when that is not the case."
"Update - 9/26/23 - Still don't have any of our maintenance requests done. Even spoke to the Manager and she did not have a clue about these issues. There is zero communication between maintenance, the office girls, and the manager. I asked why they don't answer the phone and the manager said, "uh we answer the phone." That was a straight up lie because after I left the office that day I called 9 times in a row with no answer. I asked why our building isn't being maintained/cleaned and she claims she has a crew in there weekly. As you can see from the pictures there is no crew that comes in weekly. Been here 3 months and this place is still doing the same s***. If I could give 0 stars I would. We've now been here a month and have had no one come in and fix our left kitchen sink that doesn't hold water, the bathroom fan that doesn't work, and the blinds that do not close. These issues were made known to the leasing office the day we moved in. I've put in maintenance requests for all these problems on the 9th of July, it's now the 25th. I called last Tuesday to speak with a manager about these issues and neighbor problems (blaring music, and smoking in the non-smoking building that is agreed to in the lease) and was told that the manager was busy and would call me back. I called again the next day and the manager was "still busy" and was told I would receive a call by the end of the business day. It's been a week since then. The office staff is completely unprofessional and does not care about their tenants, let alone the building. The common area carpets are a disgrace, dirty and stained. Half, if not more, of the stairwell lights are out, making the stairwells pitch black at night. The hallways are disgusting and dirty. This place doesn't look like its ever been cleaned. Not to be that person, but everyone needs to know these issues before they think about leasing here. The fact is, Elevate Living either needs to hire better staff or actually take care of their building the way it should be. This is absolutely ridiculous :("
"Scheduled an appointment a week in advance for today. Got an email confirmation of the appointment 2 hours before. They never showed. I called their office 8 times. They picked up on the 6th call, asked if they could place me on hold, then hung up. Finally got a hold of them 45 min after the tour was meant to start. The employee asked to meet at their leasing office Old Market Lofts and acted like I should've been told that-- which I was not. I got there and she was the only person in the leasing office and had to keep fielding calls. She asked if I could wait a moment to finish a call. I said ok, I'll wait outside. 15 more minutes passed. It's now an hour past when my tour was supposed to be. I left at that point. As far as the building, another tenant ended up coming to the door and let me in while I was waiting. I walked around the place and it looks bad. And I had low standards considering the prices are so good for the amount of square footage and the location. It was appealing to think of giving my pets a 1200 sq feet to roam while not paying over $1,100, but it's just not worth it. Again, no hate to the employee mentioned. Just seemed like a very poorly run place."
"The process was very smooth, and communication with the leasing office was always timely and direct. I worked with Nye, who was full of information and willing to answer any questions. Would definitely recommend this property to someone looking for sizable and affordable units, in a great location!"
