"I have been living here at Southdale square for almost 3 years now, I have not had one single problem in those 3 years. The neighborhood feels safe and when there is an issue with other tenants the office is always on top of it. We enjoy living here they always have fun holiday activities for all residents to participate in."
"Recently Laura Guengerich posted a review of this complex mentioning poor management, and a biohazard situation ignored by management. Management went on to say she was misinformed, and flat out lie about the situation. That review was about my apartment. Here is the entire story. On September 17th 2023, I called the emergency maintenance line for a sewage backup. They were very quick to have someone sent out to fix the issue. I went into the bathroom after the contractor finished to find that when he was fixing the blockage, the powered snake he was using flung sewage all over my walls, as well as leaving sewage in my tub. I of course was disgusted by this and had no desire to clean it, but Nebraska law also would consider the state of my bathroom at that point to be biohazardous. It was late on a Sunday night when the clog was fixed, so I waited to call the office until the following morning during office hours. I was told that to have the apartment cleaned, my apartment manager would need to contact her regional manager, and requested photos of the apartment. When I followed up to see if there was any info back from her regional manager, I was told she still needed to reach out. I expressed that I was upset about not being able to shower that night and the previous night, and asked if I would be able to talk to her regional manager directly, or anyone who would be able to speed this up. I was blown off, and told to reach back the following day. I could tell the situation was going nowhere, so I did research on Nebraska tenant law, and prepared a legal document. According to the law I read, it is management's responsibility to fix a biohazard caused by them. And if they refuse to clean it, I can hand in a notice, and move out within 14 days. The next morning, I asked again if any progress had been made, and when I could expect my apartment to be cleaned. She said she had not yet reached out to a regional manager, and would later that day. I handed the legal document to her shortly after, and she started to become more aggressive situation, stating that I am responsible for the cleanliness of the apartment, and it wasn't her or the cleaner's responsibilities. I reiterated that since the biohazard was not caused by me, that it was her responsibility to verify it was cleaned properly. I returned to my apartment, and was told that a cleaner would be sent out the day of. The cleaners that were sent out were very nice, and did a great job cleaning the bathroom. However, I should not have to turn in a legal notice to fix a disgusting mess caused by them. 47 days later, another sewage backup occurred, and sewage was left in my tub again. And yet again, per Nebraska state law, my bathroom was considered biohazardous yet again. I received a text around 3pm stating a blockage was reported by my neighbor, and they entered my apartment to check if I was effected. They said they would give me updates on the situation. I left work around 7 and saw that message, with no messages with updates. I reached out and asked if they had updates, and was told they got it unclogged. I responded within a minute asking when they could send someone to clean the sewage, and was completely ignored. They waited 2 days to respond to me, and sent a long message stating that they to not provide housekeeping for residents who have plumbing issues, but they would send someone to clean my tub. The message then tried to blame me for the blockage, saying I need to stop putting flushable wipes down the toilet, despite me not even owning flushable wipes, which I had told them before. The cleaner again did a fantastic job and took care of the issue, but within the last 2 months, there have been 2 backup incidents, and my bathroom was unusable for 5 days. It is entirely unacceptable that I had to threaten legal action for them to clean up a biohazard that was caused by them, and they have been rude and uncommunicative each time, and no apologies were given. Even if the rent was half of the price, it wouldn't be worth what has happened."
"The place is falling Apart. There is mold in the utility closets. They have water problems quite often. They call kids using chalk graffiti. They don’t fix anything. My door hasn’t locked properly since I moved in. The office is rude and condescending. If something is damaged they don’t care they leave it. They don’t work with you at all they love threatening eviction. It’s like their joy although they can’t even fill the place up. Neighbors always being rowdy and told to call the cops. For a place that can’t keep its units occupied sure would like to get rid of them. There is very very limited storage the bathroom vanity is tiny no space for anything. Don’t ever move to a place managed by Wassco. They constantly are fixing the roads through out the property but then nothing is fixed. Very poor insulation. 10 out of 10 don’t recommend. Most of the neighbor kids are rude and mean to the other kids. You pay for water and then you pay to us the laundry facilities that are always locked because they office doesn’t provide you a key. You also pay for gas and electricity. *****stay clear of this place****"
"Poor management. They do not care about the residents. They have now twice had sewage backup into the apartment, and while they fixed the immediate issue they left sewage around the bathroom on the walls and in the tub and the residents are expected to clean it up. That is a health and safety hazard."
"This review of Southdale Square in Bellevue Nebraska is intended to warn the public about the terrible experience we had while living there. Wassco LLC became the management company in January of 2022. Prior to that it was managed by NP Dodge in Omaha. We had no problems with the management through NP Dodge they were courteous and conscientious and took care of their renters. However this was not the case with Wassco. The manager lies all the time and the maintenance man is not qualified to fix anything. We constantly had problems with things not being fixed correctly and coming into our residence without our permission. Upon preparing for this review I read the previous review by Jena Hike and was surprised at how similar her story was regarding the move out and management keeping her deposit. This was a similar situation for us. We always kept our apartment clean and tidy both inside and out and when we moved out the apartment it was very clean and yet they withheld our deposit to re clean and shampoo the carpet. They even took professional photos of our unit to put on their website. We don't think any cleaning took place it was just a ploy to keep $192.00 of our $300.00 deposit. They also deducted $43.00 for utilities. We received a check for $64.00!!! I would advise anyone to not to rent from them.These people are CROOKS."
