"I was the buyer for a property that closed on February 10, 2022. At the time of closing the property taxes were paid by the seller in full. When I received a letter in May from my mortgage company that my escrow would be increasing due to unexpectedly having to pay out for 2021 property taxes, I immediately called Waco to see what happened. I’m not sure if the payment wasn’t sent in time or if the mail wasn’t opened promptly by the county but Sebastian County billed my mortgage company a month later for the 2021 property taxes and then sent the check that Waco had sent back to them stating it had been paid. Waco, without asking any questions, refunded the sellers. Waco was prompt in answering all my questions and uncovering the root cause. Where they lacked promptness was in remedying the issue. It was June 21st when I made my first call to Waco and on July 20th when I was finally refunded. They kept insisting that they needed to wait on the seller to cut their check to Waco. When I pressed Waco to handle this timely as to avoid it affecting my mortgage payment more than it already had, they advised my bank shouldn’t have been so quick to pay the taxes. My bank did nothing wrong, it is Waco who was at fault here. Their job is to handle all closing fees and paperwork, it's why people use a Title Company when closing on property. Instead of owning up to their lack of due diligence when the seller’s check was sent back to them, they decide to put the blame on my bank/mortgage company. The issue was an inconvenience (although for others it could have been a real hardship) but not a deal breaker in doing business with Waco until they insinuated this was my banks fault. The lack of integrity they displayed in pointing the finger instead of taking ownership is why I am writing this review. If you have a choice, I would be cautious in choosing Waco for your next closing."
