"The room is very clean and comfortable to live in. There is also a billiards table, so it's great to have a space where you can play anytime. There's also a gym, so I'm happy to be able to manage my own health."

"Took my boyfriends security deposit. Charged him for carpets keys and parking permit never returned. (They were returned and carpet was normal wear and tear. They are having him pay EXTRA fees on top of taking his deposit. We were able to file dispute but definitely not getting his deposit back and still being charged extra. Staff always say they will put updates in your notes but anytime you go to talk to someone in the office they have no idea what you’re talking about. They are also really bad at plowing in the wintertime. Prepare to get stuck. The heating sucked in the wintertime and AC wasn’t great in summer either. One morning there was a knock on the door and staff entered without notice. Never had seen them before and they just started taking pictures around the place. Had no idea they were coming. If your looking to move somewhere quickly the deposit is cheaper than most places but be careful when moving out."

"I am utterly dismayed by my experience at The Pavilion on Berry and feel compelled to leave this review to caution others considering renting here. I recently received my MOVE OUT STATEMENT, and the shock I felt upon seeing it cannot be overstated. Not only was my $705 deposit withheld, but I was also presented with an additional charge of $299.88, leading to an outrageous total deduction of approximately $1000. The breakdown they provided in the statement is nothing short of absurd. According to their records, there was damage to the back of the mattress. Firstly, the mattress was already old and far from clean when I moved in. I had to purchase a mattress protector to even consider using it. I have no idea how damage appeared on the back of the mattress, as I took good care of it during my two-year stay. Despite this, they are demanding $445 for a new mattress as if I'm responsible for its entire cost without factoring in any depreciation. Their demand for the full carpet replacement fee of $482.5 is equally preposterous. This carpet has been used for at least two years, the carpet is not damaged, it is normal use of stains. I find it unjustifiable to ask for a payment as if it were new. To add insult to injury, they are charging exorbitant cleaning fees for minor and easily removable stains. For instance, a few drops of hand sanitizer on a cabinet have resulted in a steep cleaning charge. What's even more ridiculous is that they charged us for the shower curtain left by our shared bathroom roommate. The roommate and I were charged $25 each, $50 in total, for a shower curtain that can be easily removed without leaving a trace. And let's not forget the $50 "bag fee" ($12.5 per person for four of us), which was for a single trash bag. The contents of the bag were not disclosed, and we didn't leave behind any significant items. The photo they provided only shows a single trash bag. I vehemently disagree with this billing statement and have already initiated a dispute. I implore them to rectify this situation promptly. Moreover, I will be exploring legal avenues through my school's legal services, including small claims court if necessary, to protect my rights and seek justice. In conclusion, my experience at The Pavilion on Berry has been nothing short of a nightmare. The unjust and seemingly arbitrary charges presented in my MOVE OUT STATEMENT is a grave injustice to tenants who trusted this establishment. I hope my review serves as a warning to others and encourages them to think twice before choosing this place as their home."

"I’ve lived here for a year and have enjoyed it pretty far. The staff is amazing and are always helpful. They also respond to concerns and communication in a timely manner. Maintenance is amazing and they are very quick to respond and resolve what you need. The only thing I would encourage is making sure that you are moving in with someone who you know or wouldn’t mind living with. Although there are separate leases, living with someone you know allows you to navigate and negotiate your space a lot better than with a stranger who could be from a different place and stage in life.I would definitely recommend living here!"

"Don't let the star rating on google fool you. Pavilion on Berry is all that you can ask for as a U of M student. Close to the light rails, at walking distance from the Fresh Thyme market, excellent amenities and a well equipped fitness room, all that within a reasonable rent. The office staff are very friendly and helpful. One of the additional perks of staying here is the free lunches from time to time they arrange for several events. Moreover, during winter the snow is regularly removed from the sidewalks and streets ( I can't stress enough how important it is in Minnesota). The maintenance requests are also taken care of very swiftly. Over all you won't regret staying here if not fall in love with this place."
