"I lived at Mallard Creek for 2 years and throughout those 2 years we had several issues. Immediately when we moved in we had issues with our AC and asked to have maintenance out and at the first visit they did not believe the issues we had. After capturing the awful sound it made on video I was able to show maintenance and they discovered that the unit was bad and needed to be replaced. They did complete remodels on the common areas which have helped the appearance. This entire building complex is awful in the winter. The sidewalks weren’t shoveled for days at a time which causes several inches of ice to form throughout the entire winter and made it dangerous to walk on. They sent out emails saying that they provided shovels and salt for the residents to put out at their convenience but shouldn’t a building we pay so much for make sure that the building is safe for its tenants? The delay of snowplowing at this is also awful. 2-3 days after the storms caused it to be almost impossible to leave and caused me to miss work due to not being able to leave my parking garage. The parking garages also accumulated large chunks of ice which caused cars to bottom out as they drove through. The biggest issue we had while living here was during Christmas of 2022 the heat on the first floor was nonexistent. We were forced to buy 3 space heaters and even those couldn’t get the unit above 65 degrees. We called emergency maintenance and the person we talked to explained that there was nothing he could do because the furnace did not have the capacity to keep the entire building heated as heat rises. After all these issues we asked if we could break our lease and they stated there was no exceptions and we would have needed to pay $1600+ to be able to break our lease. The only positive of this place was the beloved Pat who works very regularly in the office and did everything she can to help us and if we hadn’t had all these issues she would be the exact reason to give this place 5 stars. Rent here at your own risk but it’s incredibly expensive for what you get and the promises they make are rarely kept."
"The property is very nice and the apartments are mostly nice. The pool is a nice feature, but it isn't designed for swimming, more for just relaxing. Free storage and parking spot is pretty awesome. Underground parking is nice, but very tight. Very hard for larger vehicles to get in and park. The bedrooms do not have lights in them, so you'll need additional light fixtures. That being said - The management here is the reason for the 2 stars. A lot of this is with the parent company Bigos Management. Over the time of living here, management has been slowly removing all the "amenities included with rent" and freedom to live in the apartment as you were promised. There are far more "inspections" than I've ever had living in other apartment complexes. A friend of ours who rents at another Bigos complex in the same area does not have the same number of inspections. The baseboard heating is trash here. Coldest apartment I've ever been in when heat is set to max during winter. They do the absolute bare minimum on package receiving, although I do know that this isn't 100% their fault. Your packages will often be left in common areas or even outside the locked door, so anyone could steal your packages - and we did have this happen. I'd suggest getting a PO Box if you purchase a lot online for delivery. Lease is treated as ironclad so be sure to note all the dates you need to have stuff done or when your lease ends as they won't budge on anything. As for fellow tenants, the complex offers carts for tenants, but everyone hogs them so don't rely on being to use them. Tenants also just drop garbage and recycling outside of the garbage dumpsters and so it won't be removed and it all just sits. Our floor reeked of pot on a daily basis - not against the use, but the smell is awful. However, when talking/meeting with other tenants has been great. The rent here is also now on par of paying a mortgage. If you can afford to rent here, then I suggest you look into buying a home instead. Utility costs that you pay for don't get out of hand, so nothing is over-using resources that you pay for - minus AC units, but this expected."
"I have just passed my first year living at the Mallard Creek apartments. I have found the entire staff to be very warm and receptive to my settling in needs and requests. The manager, office staff, the facilities maintenance man, the landscape crew all have an attitude of making the residents feel appreciated. I enjoy the nearby shopping, restaurants and the extensive bike trail behind the complex. The proximity to downtown is also a huge asset. I feel quite comfortable and grateful to have found the Mallard Creek community."
