"They will lie to you... period. They recently rented to an out of state couple and when they arrived, there was garbage all over the back yard, red stains on the hardwood floors, broken shower, rodent problems, sharpie on cabinets, WATER DAMAGE, etc. They basically admitted that they knew the pictures were old and the house didn't get cleaned up. Offered to let the couple move into a different property and then said 'Oh, nevermind'. So they are stuck... and that would be bad enough except this company, after 3 weeks, STILL has not addressed any of the issues in the house. Oh, and they don't return calls, either. Just... run."
"Told them the building needed a maintenance man but like every other request, they ignore it. We have broken steps and ask for them to be fixed before someone got hurt, they did nothing, and sure enough a lady fell ,and broke her arm in two places, cracked her tailbone, broke a hip & received scratches and scratches all over her face, legs & arms. They sent a maintenance man out & he tightened a rail in the inside of the building that WASN'T EVEN BROKEN & DIDN'T EVEN TOUCH THE BROKEN ONE".."
"Slum lords, inefficient, awful, wicked, lazy. The finished basement hid the shattered foundation, but we figured it out when we had MUSHROOMS GROWING THROUGH THE CARPET. I am the reason they take ESA letters from all approved sourced; I sued these slumlords and the government was so mad they were my lawyer for free. (I used the settlement to buy very fancy ice hockey skates, thanks RRP!) When I moved out, and was removed from the lease, I expedited getting in all the papers with my roommates signatures. They dragged their feet talking to my landlords in a different city, to the point if my landlord hadn't had a good feeling about me they would've said no because RRP hadn't released me from my old lease yet. At no point did RRP ever contact my new landlord, ever, about me being released. Even by the time I moved out and in to my own home. I could've been homeless because of this company retaliating, and honestly I should've gone back to the government and gotten more out of them for that but it would've been a headache and I'd still be dealing with it to this day. I got in forms multiple ways to verify and re-verify I was off the lease, and now over two years after moving away I get a renewal reminder. I don't know if this company is actually evil, or just super-duper incompetent. I don't know which is worse, either. I literally told these dolts that "I don't think your policy is ADA compliant", and the braindead/sociopathic person at the desk said "well it's still our policy." I really hope you enjoyed that needless lawsuit. Also, when we moved in, the house doorbell was set to "Dixie". I was born in Texas, and I don't know what it is with you Northerners and the way you treat anti-USA rebels like a fetish. The CSA lost, and was anti-American as we in the USA understand America. How is it Northerners are more uneducated about confederate crimes than someone who will fight you if you dare put beans in your chili. Seriously, River Rock is worse than Skaff (who gave us bedbugs, didn't tell us until after we moved to a different Skaff building, and had to exterminate our unit twice.). I'm so thankful I don't live in the FM area anymore. Renters are at the mercy of, in my opinion, amoral sociopaths who thumb their noses at the law and do slapdash, ineffective and inefficient repairs to keep milking dying, crumbling properties for their owners at the cost of tenants quality of living and quality of life. Seriously. Mushrooms in the basement carpet. So grotesque."
"SLUM LORDS!!! If you like broken windows, rats, bugs, roofs falling on your head than this is your place! Management cares little if at all about their tenants. On the day I was set to move out I had movers reschedule. I had all my stuff out and was waiting an extra day in the empty apartment cleaning. They charged me 2 months worth of rent for being in the empty apartment 1 day. The property manager didn’t feel the need to explain the situation and the domains it was in the lease. These people deserve the deepest pits of torment."
"UPDATE: Like previous comments they don't return calls that is what has now occurred. However, I did get my deposit that THEY mailed to THE OLD address instead of the address that they were supposed to and kept telling me that they mailed it to. I rented from R3 apartments 3500 38th Ave S, Fargo, ND for 2+ years. My rent was always paid before it was due. I was not a bad or unruly tenant. I moved in paying a security deposit of $500 plus a pet fee for 2 dogs. My rent was $1100/mo and increased after a year to $1150. At the end of my 2 yr lease I went month to month as I finished up medical appointments before moving out of state. The last 3/4 months I paid $1345/month. I also hired TLC cleaning to clean my apartment on move out, which was $680. I also hired carpet cleaners that had a mounted truck. After a month of waiting for my security deposit I called 4 times and spoke to 4 different people who all wanted to verify my address on file was correct. Which it was. I was told that the check had been mailed out. My most recent phone call on 9/20/23 at 10:33am I was told that I had to pay $35.00 for a stop payment or I had to wait. I said no to both. As a person who rented 2+ years didn't have issues paying you my rent on time, cleaning the apartment on move out better than when I moved in and doing what I was supposed to do I find this poor customer service on your part. I think as a courtesy the least you could do was pay the $35.00 out of one of the months that I paid $1345 and been done with it. However, I won't name her had the audacity to tell me to contact the PO because it was their issue. As a person who does business with the PO on a daily basis I'm not quite sure what she wanted the PO to do since number 1 there was no tracking confirmation on a check that was going out of state. 2. She wanted me to give them the reference number of the check???!! Why? What good would that do? Except, that this was another way to try and stall me. When I asked how long is it that I have to wait since I have already waited over a month, she didn't know. Hmm, again poor business practice. I was charged another $175 for carpet cleaning and $40/hr for cleaning. What is it that you cleaned? I'm sure I have a photo of it same with the carpets and flooring. The apt was cleaner than when I moved in. I have lived in several states and have always got my full deposit back and I didn't have to hire cleaners or carpet cleaners as it was part of renting. The fact that I see in other posts that you charge so many people makes me wonder what the actual number is of those who don't post good or bad reviews of your company that you actually give their full deposit back??? I have all my paperwork, photos and text messages because I made sure to keep EVERYTHING from day 1 and to take my own photos and have other photos sent to me on checkout because my gut told me something like this was possible with this company. It's sad that I was proven correct. My poor review has nothing to do with the security deposit but more to do with what this company did and has done to me and others looking at all the previous feedback, minus those who work for them giving 5 star reviews. I have the financial means and the time to proceed forward and will be doing so because as a company you should have some morals, integrity and responsibilities to adhere to. However, I will indeed make sure that every place I can post what you did and lack there of, I will. The BBB will get a report as well. The news channels as well because maybe they need to do a news story on what management companies try and get away with when they think they have vulnerable people renting from them. My time is valuable and this is taking away from me helping my own customers, not to mention the mileage and any hotel fees that I have to endure while I deal with your company in this matter over $35.00 stop payment fee/security deposit. This is just the beginning. Very poor business practice!"
