"this company is horrible I moved out 6 weeks ago can't get ahold of anyone to get my deposit back so I filed complaints with the attorney general the better business bureau and the real estate licensing board and the Arizona housing committee about there fraudulent activity to keeping peoples deposits what there doing is wrong and they need to be held accountable for taking people hard earned money I tried reaching out and can't get threw to anyone and after researching this company u can see they are frauds that prey on the people who can't afford to be ripped off anyone who has had this problem please reach out to the same state and govt departments about Samir sawhney license number br 645393000 and xcd realty and property management and stop them from doing this to others"

"This has to be one of the worst property management teams in the Valley. Majority of the rental homes in Phoenix are trash. They don't have landlords that take care of their homes. Me personally have viewed 4 homes that were in horrible condition. Samir doesn't know how to communicate. You can text him before you get to the property, let him know that you are on your way and when you get there he will make you wait up to 30 minutes just to receive a lockbox code and then sometimes he won't even reply so you will waste your time going to the property for absolutely no reason at all. It's the communication that makes it so difficult to work with them. It's all about the money. If you have it then that's fine but they will still ignore you after deposits have been made. Won't respond to text after deposits have been paid. Don't email you and let you know when and how to get the keys to the property. Please take into consideration that this company isn't going to care about your life or your living situation. I have never came in contact with such a low down and money hungry company who lack verbal communicating and people skills. I don't care how long Samir has been in business or how many properties he has. He needs to be reported to the state for bad business practice. PLEASE BE CAREFUL!"

"Do not do business with them. Do not rent from them. They took my deposit prior to move in, and then avoided my calls, emails and texts until 2 days after move in, asking if I'm still moving in. By then I had nowhere to live because they had my money, and I had to move out of state because of them. To this day they refuse to refund my deposit even though they are at fault. At one point they said they would refund 200. I had my daughter waste an entire day going and waiting for a check they never drew or even got approval for. Been about 7 months now and no resolution. Understand if you go here as a last chance, they will let you down, take your money, and cease communication. Contracts, paperwork, leases, and money doesn't mean anything to these people unless it's to their benefit."

"I just moved out two weeks ago called about my deposit wasn’t able to get a hold of anyone. I emailed a dozen times about my deposit wasn’t able to get it back so I just know if you rent from this property management you will be probably going to court to fight for your money back, I spent three days cleaning up the property at a Pictures very clean and wasn’t able to get my deposit back"

"I am in year two of my lease with XCD and have never had an issue with them. Our A/C went out and they had someone out the same day. Our upstairs bathroom had an issue and they came out the next day as promised. Trish has always been very responsive and helpful. We pay on time and through their website, which is convenient. This team made our move to Avondale easy, even during COVID, they were attentive, responsive and helpful. I’m not sure what the negative reviews are from but I have had no issues."
