"While the property looks beautiful and the remodelled units are beautiful, I did not have a good experience living here. My apartment flooded twice due to rain because the outside of the building was cracked ( they supposedly already fixed it once). I also had BAD scorpion and spider problems- not small ones either. They would spray thursdays and by Fridays I would have 5-10 monsterous spiders in my apartment. I had to put in 35 maintenance requests by the time I moved out (i had a 1 year lease). Whoever gets unit 1005N -move out immediately."

"A Shining Experience at Kota North Scottsdale Apartments! I recently encountered a stove malfunction at Kota North Scottsdale Apartments on 12/26 and I must commend the exceptional service provided by Property Manager Sunshine Ellis and her dedicated team. In the midst of cooking lunch, my stove began beeping incessantly, causing quite a disruption. Despite the maintenance team's best efforts, they couldn't resolve the issue. However, thanks to the swift attention and approval from Property Manager Sunshine Ellis, the maintenance team efficiently swapped the stove, allowing me to resume cooking within just a couple of hours and saved my holiday! I want to extend my sincere gratitude to Sunshine Ellis and her team for their outstanding commitment to resident satisfaction. Their prompt responsiveness and support truly made a difference. It's evident that Kota North Scottsdale Apartments is managed by a team that cares deeply about its residents. Thank you, Sunshine Ellis, and the entire team at Kota North Scottsdale, for your exceptional service and making this community feel like home!"

"I‘ve never lived in an apartment complex that loses as many packages/deliveries as this place!!! Almost every single package ends up being delivered to the wrong address/lost and no one is ever helpful in finding it. I have also randomly gotten “this mailbox is vacant” papers in my mailbox from the post office in the middle of my lease when my mailbox clearly has my name taped to the inside of it, and I always receive mail there. Why the random change?? I wouldn’t say this is completely the apartments fault but clearly they need some sort of better system for deliveries because I’ve never experienced this reoccurring problem at other apartments"

"If you are on the fence or shopping around the area, stay clear of Kota. While the location couldnt be more perfect with the mountains and surrounding shopping areas, the property itself is a massive letdown. I have lived in the community for 3 years now and between the unresponsive staff and the maintenance crew with no ability to repair anything properly, it has grown impossibly to justify the location and pricing anymore. I would sooner pay slight more at one of the many other similar communities to actually receive the amenities, quality advertised. It has now become a joke amongst friends that maintenance items that have been serviced by the staff here still do not work properly or worse than before maintenance occurred. Property management insists on having their own crew maintain the pools and spas and I have no idea how they pass inspection with Maricopa Vounty Health Department who they hold permits with. If the pools and spas aren’t filled with dirt and trimmings from plants there are dead animals in the skimmers. The pet spas, which are a big draw to the advertised pet friendly community have ice cold water as the heater is never on. To round it all out the staff in the office are never helpful. If you do date to sign a lease, watch your statements and payments like a hawk. For the majority of my tenure they have billed me an erroneous charge which never appears on my statements because it is charged to my account the day before or day after rent is due. Very sneaky. When noted to the staff that the charges need to stop and the credits applied they smile and assure you it will be corrected. The better part of a year later no credits applied and intermittent removal of the erroneous charge occurs. They then force you into paying the charges as you cannot pay through their system anything less than the total balance or issue you 5 day notices for breach of lease. Sadly to say I am hundreds of dollars into this scheme they play with no ability to end the lease as their standard lease notes that you must pay the remaining months of the entire lease if you terminate early for any reason and no restitution in sight."

"Kota is a great community. Has so many amenities to offer. I am just looking for the future and Autumn still took her time to show me around .. give me details on all offered amenities. Also took the time to show me a few different apartments. Thanks Autumn for the great tour."
