"0 stars would be a compliment for this community & management. Pro's: absolutely none. Con's: where do I begin? I've read the other low reviews, you should too! Roaches so big, they'll scare you. Smart too.. Ants, ridiculous, black & red, large & small; & they bite. They come inside from the walls which have big enough gaps along the borders for snakes to slide in, including the snakes in the office. I'll come back to that point in a sec. The renovation here is a scam & they use paint to cover most issues. Expect to pay rent well beyond what's listed with all kinds of hidden fees. I informed the office on several occasions about not having a valet trash can. After a year, still no trash can! we paid evry month for the stupid service. Fees Fees Fees. Its a no smoking community where everybody smokes. Cigarettes, weed, hookah, vapes, you name it! The worst "non smoking" property we have ever lived in! I have a compilation of neighbor harassment and threats on my camera, they ignored it all, said to call the police, so we did. Several times. The community simply moved them to another location. Still smoking weed and acting foolish over there. Just ignorant. Back to the snakes. They will pretend to be your friend until they don't need you anymore or you disagree with them. They will talk about your personal business to eachother & other tenants, the same way they talk about them to you. I could put all the business out there if i wanted, apartment #'s too. The property manager has to be one of the coldest hearted woman I've ever met & She will take advantage of her power and use it against anybody she doest like or feels threatened by & I don't mean threatened like harmful. Jealousy and insecurities rule her decisions & she hides behind her title & power to shut her doors. She discriminates & is fake to the max. Her & her team have been working together for years, so watch out! They will stick together to the end & come against you without a care in the world. She will set you up & go home feeling proud, even if it means leaving an infant on the streets. Anythjng to protect her image & the staff, including falsely accusing you of things to ban you from the office, so she can ignore you and your concerns. In short, I'm thankful my family is free of this office and company. They are not there to help your living experience be a comfortable one. They will destroy the lives of innocent families for the sake of reputation and money with zero regrets and ignore you while they do it. They all leave thier dogs big poop piles in the grass and rocks. BEWARE ! There are plenty of neighboring properties with better reviews and more affordable pricing. Even if the price is right here for you, it's not worth the move, tons of hidden fees and costs will add up quick and once you sign that lease, your locked in. GOOD LUCK! The lake smells, the water that comes to your apartment smells and is SO HIGH in toxins its scary. Dont bother filtering it. We bought the best filter you can get, it wasn't working after a week. Called the company, they explained that the water here was so high in toxins that even the best filter wouldn't work for it, gave us our money back. I gave my children baths in store bought water to avoid how bad it would get some days. And this office better not respond or send some bogus generated reply to make it look like they care, I will call y'all out so quick! Oh and by the way, you will NOT get a penny from my families pocket ever again. Good luck with your ridiculousl claims. Decron needs to get new management here because she just lost the company thousands. Literaly. Not a penny. Update: As I figured, they posted a lame generic response, that's how you know they are full of it."

"This place is no good news, first of all the rent is to high and gets raised every month and is getting out of hand. Like why do they charge me for my service animal that I got paper work for, my dog ran out like a month ago because the back gate was open and got hit. And I feel like nobody picks up there dogs poop. The maintenance is slow it took like a month to get are air fixed, on top of that they are slow with goring our orders in. If u are looking for an apartment this places isn’t the right place !!!!!!!."

"I DO NOT SUGGEST LIVING HERE - SAVE YOURSELF THE WORST LIVING EXPERIENCE. If I could give this place ZERO stars I would. After living here for the past year, we have only grown to dislike the community and management more and more. They do not treat tenants with respect. Maintenance never comes despite everything always breaking. We haven't had working blinds most of our year here. The garage remote they gave us only works 50% of the time and is falling apart so we can't even always access our garage. When we moved in, there were cobwebs and dirt and the apartment had very clearly not been thoroughly cleaned in years. It was truly disgusting. Even more gross, the porches were FILTHY and full of bugs. Speaking of bugs, the apartment has openings in various places and results in pests and bugs often venturing into our living space. There have been more than a couple circumstances where we found GIANT COCKROACHES inside our apartment - so gross!! When we moved in, we also did not have working water for the first week, and they had to replace the whole water heater unit (this is expected to be checked prior to move in to ensure the tenant has a livable space). Our washer and dryer were also broken when we moved in requiring them to switch out and bring new ones. Recently, our AC stopped working and it took over a week for them to fix anything. They installed (half-hazardly) a window AC unit and failed to remove it despite numerous work order requests. I was woken up by the men to fix the AC at 8am without notice or warning. They made a mess and did not clean it all up. Were working in my apartment until 9pm so my dog and I were stuck in my bedroom. THEN… IT BROKE MORE THAN THREE TIMES (was leaking too). The list of reasons to NOT live here is expansive. I have had my packages ripped open and stolen. The complex ‘lost’ a couch I shipped in. Even in terms of safety... the gate in the back of the community has been opened since we moved here so anyone can get get onto the property if they wanted. The new management are unempathetic to the issues we have experienced when brought up. When we had (and still do) concerns about the vents and black substances inside our apartment, we were given very little compassion and it was a STRUGGLE to get actual testing done to ensure the substance was not black mold and harmful. Unfortunately, nothing was done and management took a couple pictures (hiring a company to do the same exact thing after we complained about a professional not doing it) and said (JUST FROM A QUICK LOOK) oh yeah its just dust. Maintenance then came back with one of the vents and clearly had tried to spray paint over it to remove the mold-like debris (which would not cover it because paint will not stick to mold). My boyfriends allergies have been horrible since moving to this apartment and my health has been poor too (BAD flare ups of my psoriasis). So if you want to hate where you live, then go for this property!!! Otherwise… STAY AWAY FROM THE LAKES AT ARROWHEAD RANCH. When we moved out they not only did not give us back our deposit but also charged us an exorbitant amount for things that were quite literally ruined when we moved in. AWFUL PLACE."
