Reviews of Las Colinas at Black Canyon
"Neighbors are quiet and nice. Office staff are also nice and professional. We’ve had a couple issues with our stove, maintenance was right on it. We live on the top of the hill and the views are beautiful. Almost daily we get to see the hot air balloons. The pool area is really nice. The gym is small but it’s clean and has pretty much everything you need. The master bathroom has lots of space and storage/cabinets. Kitchen has a nice sized pantry. There’s a dog park down the hill a bit. We have a pitbull, which is technically a banned breed, but because he is registered as a service animal they did allow him. There’s been several comments on here about specific breeds on the property that do not belong. I just wanted to clear that up for the apartment sake. Los Colinas does have a banned breed rule. However, if you see a banned breed don’t assume the apartment management is picking and choosing what rules to follow. They allow banned breeds as long as they are certified service dogs. The apartment complex seems to stick to the contract that was signed. I don’t see them deviating from that, for any of their rules. I have a couple complaints but they’re not that serious. I feel that for the prices of these apartments they should upgrade their appliances. Also, whoever does the painting in between tenants needs to clean it up a bit. Lots of paint splatters on the floor that I had to scratch off over the past month or so. Other than that it’s a perfect spot while we’re waiting for the house. Also, one more thing, I saw a comment stating that if you work nights that you will definitely lose sleep because of the noise. My husband works a shift from 6 PM to 6 AM, so he sleeps during the day. He has never had any issues with outside noise. We put blackout film on the windows and turn on the AC…it creates a perfect atmosphere for daytime sleepers."
"This is a great complex to live in! It's professionally managed and kept clean and tidy. The only way I can put it is they aren't a micromanaging complex. They don't charge out of control fees and are reasonable set of folks to work with. Office staff isn't rude, I think the only people who write that are just rude themselves. Their rent increases are always acceptable and no crazy rent hikes. Quiet, good views, and located in a very nice part of town. My only knock is they could make it to where parking passes are a little bit easier to obtain after the office closes."
"We are new residents and are over the moon happy in this beautiful complex. The office staff and most importantly Deanna has been an absolute professional to work with. She is kind, caring, and a superb help in getting us set up and settled and we thank her profusely. We would highly recommend Las Colinas for your new home, it is a beautiful property with fabulous amenities and we couldn't be happier here."
"Every single time you want to visit your loved ones here you have to get a parking pass from the front office. I have gotten my car towed three times. There is no guest parking. You need to have the resident get a parking pass, which isn't convenient because sometimes the office is closed especially if it's an emergency to help your family. You can tell that to the tow company but they do not care and the office will do absolutely nothing. I've had other residents come up to me while putting my parking pass in my car literally say "yeah we hate it here. Our cars always get towed that's why we're moving." Most apartment complexes have a designated parking area for guests, and there is more than enough parking in the complex. This apartment complex has the facade of "luxury" when really they make it beyond inconvenient for family members to visit. This isn't a family oriented place and you shouldn't live here if you'll have family visit often because it'll cause contention and headache for all of you. I could understand if the apartment was a walking distance to a popular sports arena or something like that, but it's literally against the desert with wild animals running through it. There is no reason for parking passes."
"I have lived her for about a year and a half. For the most part it’s been pretty good. The staff is nice and fix things pretty quickly. The grounds are always clean. There is plenty of parking, at least where I am. Overall I am very happy with this place. The views from the top of the mountain are amazing. Makes every morning a joy. There is also a lot of wildlife around here. Quail, rabbits, squirrels and birds. No scorpions yet. That’s a plus."
