"They oversaw my home for 7 years and I rented from them for 10 months while I waited for my tenants lease to end. They found a tenant for my home the day after listing it and in 7 years it was unoccupied for only 1 month. The home was in very good shape for 7 years of renters and the discrepancies I found were also found by their inspection and deducted from my tenants security deposit. I took good care of my rental, thoroughly cleaned it, and received my entire security deposit in return. I say this only to provide a counterpoint to some of the negative reviews."

"I typed out a pretty long well documented explaination, but it went over the alotted limit. I will summarize this with the following: Poor communication, poor execution, no concern for home owner or tennants. In excess of $65k in repairs claimed as "Normal wear & tear" for a 7 year span(2014- 2021) Then 2 years after washing our hands of SMS, the state garnishes my 2022 return for discrepancies of SMS's 2018 tax filings. Avoid SMS Property management at all costs! Pictured is the bathroom half way through being fixed. Because the house is 18 years old and the tiles used are no longer in production, or stock. So to make everything match again, I have to replace all the tiles. But SMS graciously alotted about $5 per broken tile, so $17,970 is more accurate than $18k. But again, we were willing to wash out hands and move on, but again, the state of Arizona garnished my 2022 state return for the error SMS made in their numbers from the 2018 filings. We werent even in Arizona in 2018."
