Reviews of Villas at Montebella
"I hope I am not misremembering the names here but.. Silvana, Marie and Alex were all very welcoming and were really the selling point for me signing the lease. I feel like I got a great rate and am all around very happy with my apartment. But what my decision really came down to was trusting the people I was in contact with upon initial visits in the front office. They were friendly, seemed happy, made the move in process incredibly easy and ultimately made me feel like I belonged at this complex. (There are others in the office who were also nice and helpful but I am unsure of their names.) The complex is reasonably quiet, feels safe, is priced well according to current market value, and is within close proximity of everything I'd like it to be. That's about all I'm looking for, so I'm happy! The only issues I've encountered are so small that they're not even worth mentioning. I've experienced no persistent issues here, everything seems to be quickly resolved and/or addressed by the front office staff. Easy 5 Stars, thank you everyone."
"I am very pleased with Kenya's work on some much needed maintenance/repairs in our apartment. He was kind and courteous, did the work quickly and professionally and left the areas clean. I really appreciated Kenya's attention to detail and hope that he will be the one to return and complete the rest of our needed repairs. Thank you, Kenya :) GREAT JOB!!!"
"My boyfriend and I loved living here. We rarely had any issues with the apartment. Management did change frequently so you kind of have to stay on top of everything regarding lease and documents. We LOVED the area and our neighbors. Very quiet and kid friendly."
"This place seemed like a nice little area that I and my partner initially planned to determine whether or not we would remain or move into another place. I was excited to move here initially after my experience with the last HSL community, and things "appeared" that they would be better than the last. The unit upon move in was in a inconvenient location for move in/out, but it's possible that was their only available. When I finally stepped in the carpet had some sort of brown stain caked into the carpet and a number of areas with water stains on the wood and or paint. The interfaces between carpet and hard flooring/ tile had grime and dirt/dust caked into it. The cabinets were smaller and the underside of them had dust built up. The ones in and around the sink were mildewy and ended up ruining our remaining soft toiletry items. The vents are very dated and they were very dirty. The sinks did not have strong pressure, and the base of them were stained with something (probably paint) and the outlets on the counters did not work at all (didn't realize until a week later). Few minor cosmetic issues here and there that aren't really worth noting after realizing the quality of the unit. The rest of the time there was relatively quiet I did not contact them for anything even when some carpet beetles were seen because they were not as bad as the last place I was at, and I didn't really plan to be there long. The main issue came towards the end of the lease period, where I asked them details about the lease end since they started to advertise (the 7th) as the end of our lease period and we saw that as weird, so we asked (specifically about additional charges) and we were informed only that there would be charges after the end of the lease period. So, it was confusing and infuriating to later find out they were charging me an extra $600 for leaving on the date their moveout paperwork reflected especially since we moved actually moved on the 30th and the utilities charges reflected that. You would think if the miscommunication was understood they wouldn't mind waive additional charges, but I do firmly believe they saw an opportunity to squeeze more out of it. Ended up mad at myself for letting my guard down and not being experienced enough to catch this, and the lack of transparency. I ultimately don't know that I would be going back to HSL properties ever again. [QUALITY FACTORS] Price: For a one month the price wasn't wild, but definitely more then I'd like to pay for rent, though the long-term rent seems decent enough when considered alone. Look: On the outside these homes look very nice and for the normal long term lease prices they are justifiable, however the inside is old which isn't the worst, but they aren't very well taken care of. The vents DEFINITELY need to be replaced, they still use that old off-white plastic material, and it was way past dirty. Dusty under the cabinets, paint stains and warping on the wood floor and stains and dirt/ grime build up on the carpet, to vinyl or tile interfaces. What works out for these units though are the high ceilings on the second floor, comfortable carpet areas, and existence of closet space. Quality: Alot of the apartment would require a lot of work would need to be put in to make these units worth considering living in long term. but it would likely impact rent. People: The community seems mostly nice, though most the people I met were nice. The staff however seem mostly nice enough, but considering my experience and seeing similar experiences I can't get past the potential that they are deceptive and dishonest, one of the reasons I chose this place was because I thought they were honest up front and transparent, but I can see extended experience might show a different side of them. [LESSONS LEARNED] Be cautious with this place and be careful at how you phrase questions with them and when in doubt don't even ask unless it's for clarity on the lease agreement, otherwise the trustworthiness MIGHT be questionable."
"Well maintained apartments at a decent price. Management does a wonderful job at keeping the complex beautiful and clean, maintenance requests are taken care of within a decent timeframe. We love living here!"
