"Andy & Brandon in the office are great. Andy is very professional and was willing to stop and show me a unit upon me coming by one afternoon. Repairs things that break in a good time. Parking lot is well lit at night & feels safe. Ample parking for each building. Maintenance requests resolved in a timely manner, within one week of placing request. Brandon is friendly and was able to complete the maintenance needed with little to no interruption during my time working from home. Apartments have new vinyl windows, Koehler & Delta upgraded sinks & faucets, updated counters in bathrooms, upgraded ceiling fan in dining area, & full size appliances. They could communicate better in regards to painting or pest control. Shoes might get paint on them due to no prior warning or wet paint sign. Parking lot was painted, but really property needs edged along parking areas and the property overall. Could use benches/trash cans -(due to litter from nearby bank traffic) and a pool to better enjoy the property. When freezer was leaking into fridge upon notifiying office was told told to buy a cooler and bag of ice and thaw out freezer. Ended up losing some food, which is very expensive currently. Was not able to put a whole freezers worth of food into my cooler, so a waste of my time, money and energy. Twice in October 2022 there have been shootings within a mile of the property. One Shooting nearby in January 2023. No security patrol. Maybe a reminder of the area this is in. Could be safer and more maintenance performed especially on stairs and pathways/concrete needs replaced. Icy parking lot not cleared off, slick around path to dumpster. You'll fall and rip your pants because they observe a monday as a holiday. Overall average experience, they listen to feedback and try to grow, which is appreciated."
"Quick response to maintenance requests, no matter the level of urgency next day is longest I had to wait for a repair. Had an issue with water leak and water bill was scary high and management was wonderful in making sure the water department corrected my bill and the second month management called me to make sure the city had taken care of the adjustment that was agreed upon. Properties are clean, no trash overflows or other people dumping unlike other properties I have previously lived. If I need to upsize I will move across the street into their townhomes."
"I lived there for two years and the experience was great. Andy and the staff were friendly and responsive to my every call. Very dependable group. The apartments were comfortable and I felt very secure. I had no bad experience and if I should return to Wichita I would definitely go back there. Thanks guys."
"I lived here for over three years and had a great experience with the management and maintenance staff. Andy and the guys were always quick to fix anything that came up in my apartment over the years and were always prompt and clean. The apartments are constantly being upgraded and new features are added. Just before I moved in to my apartment, the patio door had been replaced and the carpet, fridge and dishwasher were all new. You aren't going to find a better place for the price, especially with the washers and dryers in the apartments. I found the management to be very reasonable and from the get-go when I was apartment hunting they found the perfect fit for what I was looking for and were always available to answer questions."
"The only good thing about this apartment complex is that they're affordable. Although most of them are now "renovated" (new carpet, door, a fresh coat of paint), they're still old and has numerous issues. During the winter months, expect your electric bill to be uncontrollable high due to the fact that the walls are not properly insulated. Garbage collection is another prominent issue, which also contributes to an abundance of flies during the summer months. The walls in the apartment that I had was infested with insects and when I notified management of the issue; it was pretty much swept under the rug. The complex doesn't have a receptionist, thus making it almost impossible to report your complaints. The best time to have your issues heard is on the first of the month, when rent is due. Also, please make sure that you take pictures and make a video of the original condition of the apartment. If not, they'll deduct fees from your security deposit to cover miscellaneous tasks that they should take care of. The most popular one is carpet cleaning, regardless of whether or not you cleaned it thoroughly before leaving. Management can be a bit rude at times, they answer the phone if you continuously call and are usually reluctant to return your calls (regardless of if you left a voice message). If I were you, i would take my business elsewhere, perhaps to a company that appreciates your business!"
