Amazon Falls

"Absolutely horrible experience. They charged us pet rent for our dog who is a service animal (which is ILLEGAL!). They failed to provide us with a mailbox until our lease was almost done. The construction left the area in such a mess. My spouse and I both got flat tires from junk in the streets. Neighbors harassed us and nothing was done about it. Our unit was brand new and had a ton of problems. I submitted the repair request form at the beginning of our lease and they never once did a single repair. If you're looking for a place to rent, move on."

"I have lived here for almost 2 years now. Initially, I had to deal with the place being under construction. That meant patching holes in tires because of nails and debris left in the parking lots as well as overflowing trash cans and litter everywhere. While the construction has shifted to the front of the property, Greystar, a new management company has taken over. This management likes to send out passive aggressive emails to address neighborly disputes as well as springing on new costs randomly. Like the addition of a charged parking permit that is not included in your monthly rent. There was no cost before and this was not outlined in my lease, but it seems they need to cover more than what is paid in rent. As far as the units, things are very basic and the walls are super thin. Excited for my lease to end and escape another community that feels like it’s headed down the corporate path."

"Marked a 1 star but only because I couldn't mark no stars. The only place I've lived where it's constant harassment from the office. No insulation to any of the units so you have to pay more to keep the pipes from freezing. The type of place that will find any reason to take your money even tho they charge too much as is! Electrical problems to a majority of the units. Along with empty promises to repair any damages that occur due to their ignorance! No wonder they are having a hard time keeping tenents in units! Would have considered staying if theses issues weren't around but with the increase in rent and them no longer covering any utilities this place is not worth it!!!"

"Ownership of the townhomes has changed and they have all new management! The new team is awesome! Have been living at Amazon falls for about 3 months so far. It’s nice looking and well landscaped. Most buildings are just 2 years old and the layout of my place is awesome. Now the main reason they get a 5 star from me is the staff. The ladies that run the office are always their and can answer any questions you have and always respond the day of. The two maintenance guys are super friendly and are here every day except Sundays. They also have always responded to me the day of, Mario even gave me his number so I can text him about anything at any time. The guys have always been in my place fixing whatever by the next day or even day of. Cons- the gym is lacking a little equipment, but you can get the job done. Lots of residents don’t pick up their dog poop. I just walk on the path and stay away from the grass. Thanks guys! -Brad"

"When I first moved into Amazon Falls, First Service Group was the management and needless to say they were not first in my book. The morale and interest in living here was poor however, Grey Star took over about 2 months into me moving in and they turned this place around. Deanna showed much pride in trying to create events, fix issues and helping. Kenna is a true gem and so kind to the residents. She always has a productive and positive attitude. Mario & Vaughan truly are always available to fix any issues with your house or the kids scooters. The place has been now kept up and is still improving but Grey Star is doing their best."
