"REALTORS, HOME SELLERS, HOME BUYERS BEWARE - DO NOT USE THIS BUSINESS UNDER ANY CIRCUMSTANCES! We have never been more appalled by a business and their shady tactics. They try to get new business by giving people FALSE INFORMATION when they are hired to do inspections for home sales. Apparently they think you owe them a piece of YOUR hard earned and well deserved profits when selling your home. We had our house up for sale recently and this business was hired to do the septic inspection for our buyers. They inspected ABSOLUTELY NOTHING because our septic tank must be dug up to view it BUT they DID NOT want to dig ours up to do an actual inspection. HOWEVER, they proceeded to tell our home buyers our house needed a completely new septic system and provided an estimate of $11,335 to do it. Then, apparently that wasn't enough for them, because they decided to take it EVEN FURTHER by verbally telling this family the cistern on our property (this IS NOT part of a septic inspection and also WAS NOT inspected by Cooters because it is sealed shut) was dangerous. Needless to say, we DID NOT ACCEPT this BOGUS inspection as valid and hired a septic company who takes the NECESSARY STEPS to ACTUALLY INSPECT a septic tank by removing the dirt from the top of the tank, opening the lid, pumping it out and PHYSICALLY LOOKING INSIDE of it. And, interestingly enough, our septic was found to be PERFECTLY FINE as we expected it would be. We did all this with BOTH our realtor and our buyer's realtor present to see there were no issues for our buyers to worry about. After all was found to be fine, both realtors started talking with other agents and found every single one who had used Cooters has had their home inspections come back needing some type of repair work done before they will give it a passing inspection. We are all very certain this company preys on unsuspecting home sellers by expecting them to believe the false information they provide in their inspection reports with no questions asked. Needless to say, both realtor's agencies have removed this business from their list of reputable inspection companies they use and recommend to others. ALWAYS do your due diligence and get a second inspection done if the first one comes back telling you to do expensive repairs. And NEVER trust Cooters Septic Service inspection reports. They are only looking to rip you off."
