"The amenities are wonderful! There is a brand new pickle ball court which I love. The office and maintenance staff were equally welcoming! Awesome location… Creve Coeur Park is minutes away. Apartments are spacious and nice."
"Wife and I lived here for years. Was honestly a great place for most of that time. Did have some ridiculous proposed rent increases every lease renewal but managed to negotiate them down for the most part. But the last 6 months the place definitely went down hill, trash everywhere, large groups of people loitering. Basically anytime anyone moved out they were replaced with what seemed like ten people sharing an apartment. (And this place definitely isn't soundproofed well enough for that, you can often hear upstairs neighbors just walking or your nextdoor neighbor closing a kitchen cabinet). Our apartment constantly smelled like curry and you'd hear music blaring from some apartment in the block on almost any given night. I'd advise you to just visit the main parking lot on a Friday night before you move here and count how many groups of 8-10+ people you see coming and going out of buildings. (Attached photo is what you could expect to see walking outside any given night)"
"I do my best to tell people to never rent here. The amount of times I’ve had to leave the laundry facility with my hamper of dirty clothes because there are no washers available is insane. Sketch people squat in their cars (not in a parking spot) super late at night and just doesn’t feel safe. I have loud neighbors who party super late at night during the week. I almost never have hot water for a shower. I have about 4-5 min of hot water before it starts going cold. People leave whole trashbags to the side of the trash bins and don’t bother to throw the bags in the bin for some reason, so all of us are stuck with extra charges monthly to cleanup after them. I have never called to complain even though I have many reasons to. I made a mistake once and received an immediate violation for it with a note on my door saying if I get 3 violations I will get a 10 day notice to vacate. I’m an accountant and work a regular 8-4 day while also having a dog. I was running late after having a bad night and did not have enough time to throw my dogs poop bags away so there were left on top of my storage unit to throw away when I got home (I always pick up after my dog though many people do not here). I did not know this was worthy of receiving an immediate violation with no warning (they said the violation notice was the warning). I accept this. However, this place has never felt like home and its because management doesn’t seem to actually care about the residents and our happiness. I messed up but am honestly taken aback about this kind of response when so many more chronic issues already need to be dealt with. Do not move here. There’s so many better places around St. louis! It’s not worth it."
"This community has been my home since August 2018. I had no problems at the beginning due to great pricing and good neighbors. But in the last year or so, my home has turned into a dump. It is extremely dense with one demographic and it makes others uncomfortable to live here. They party at all hours of the night, they throw cigarettes everywhere (including outside my door) and they cook curry 2-3x a day. They also have 10+ people in each of their apartments at all times. They wanted to raise my rent $350 this year to resign my lease. When they haven't updated anything and the community has 100% changed. And when i discussed with them the issues and updates needed in apartments with the price, they would not compromise or come down on the price at all. I am uncomfortable in my own home. So my husband and I (newlyweds as of November 2023) are choosing to move in with my parents for a while over signing the lease again to live here. We are choosing to rent a storage shed for our stuff because it all smells like curry. We get told by our friends and family that we smell like curry when we meet with them. And I clean, spray and light candles all the time (it doesn't do anything). Because in my one building of 12 apartments, 9 of them are from the same community of people. So thank you Pavilion. For allowing too much of one group of people move in and run the rest out. It's turning into the slums with cigarettes everywhere and loud parties until 4am. I am officially done with this place. I will not be back ✌️ Do not move in here."
"This is by far the WORST place that I have ever lived. Do not, under any circumstance move into this place. I would not only never live here again, but I will never even consider living in another Mills property. I had a number of issues from the day that I moved in. The Good: Walk in closet and you almost never hear from the front office. The bad: You almost never hear from the front office. The parking lots are riddled with pot holes. The buildings themselves have holes that do not get fixed. The private walkways are slanting and never seem to get fixed. Most importantly to me, everyone in the front office that I have spoken with will only tell you what you want to hear to get you moved in and out of the office. Sarah ESPECIALLY. This woman has the worst idea of customer service that I have ever experienced. When attempting to speak with her she only gives this creepy smile and attempts to restate what you are saying in a twisted was making everything your fault. Even if the apartments were kept up, I would never want to live here again as long as she works with the company. From the beginning: The day I moved in we began smelling what appeared to be the scent of an electrical fire (I have some experience as I worked for my father in renovating homes). When the smoke alarm did not go off and the AC did not work I put in a work order that was not addressed. I then went to the front office and requested to have this addressed. When the maintenance technician finally did arrive and I explained that the heater was running on high and I could not turn it off (the electrical fire caused this) he refused to even look at the heater. Finally after another day, as I turned my AC as low as it would go, and the technician returned to my apartment where the temperature was over 100 degrees, he finally addressed the issue. When I began looking through the apartment, it looked as though someone had kicked in both the bathroom and bedroom doors and they looked as though they had been repaired by someone that did not know what they were doing. There was also a burn in the countertop and the carpeting by the sliding door was coming out from under the door, all of which were never addressed. The paint even began quickly coming off of the door frame showing the original wood paneling that had never been replaced. All of these were minor issues however. The BIG issue that I requested to have addressed a number of times and never was, was the facia of the roof of the building. There were multiple holes in the paneling and I could see squirrels and birds coming and going from the holes. I lived here for 1 year and this was an issue before I arrived, and still has not been addressed. The sidewalk issue causes them to fill with water in the only places you can walk into the buildings, but in the winter this becomes inch plus thick ice that is extremely hazardous. There is definitely not enough parking either. MOVE IN/OUT: The best thing that you can do is to take as many pictures of the condition of the apartment from when you move in and move out. Unfortunately, unless you take them to court this probably will not even help. Whenever you move out, they will attempt to charge you for replacing the carpet. EVERYONE that i have spoken with has said the same thing. I deep cleaned the carpet with a professional grade carpet cleaner before moving out and they still claim that it needed replaced. Then, you do not hear from them regarding anything that you owe, but rather they send the account to a shady collection agency. At this point they refuse to speak with you saying you must go through the collection agency that also will not speak with you."
