"Typical apt complex, quiet, maintenance is fast. If you have social anxiety it would be perfect because no one talks to anyone. If you even say hi they will look at you like you are crazy. Pool is mediocre. Apts are kind of old and worn down but there are some upgrades. Daily visits from deer, surrounded by trees. Good location."

"I've lived in Waterford since mid 2016. I moved from a one bedroom after 5 years into a 2 bedroom in a different building on another part of the property (2021) at first the building was great and very family friendly for my son and I. Then in 2022 the property began to drastically slide a bad direction with the residents that were moving in and the property itself on top of it. Fast forward to this year 2023- in early March a resident moved in my building and began to smoke heavy amounts of pot in their apartment (this is a smoke free community) why I choose it. And unfortunately these apartments are in one big building, so everyone in building including me suffers from this smoke issue. I've talked to two different managers and other personnel in the office and the root cause to the issue has not been fixed. Unfortunately that's just the direction this property is going. If you're trying to be a single parent like I am And trying raise your children in a decent home- DO NOT choose Waterford manors as your home. 11-26 Just a follow up. November 2023- this was never addressed or fixed. So I ended up leaving the Waterford manors after almost 10 years. I hope no one else has to experience the same situation I did."

"“I would say if you want to pay high rent for a West County Ghetto mentality management staff,ghetto occupants throughout the complex,poor management overall,no follow through on complaints,& basically this place has gone way,way,way downhill. Don’t come here if you value decent living conditions. You will regret it;believe me. The complex was decent at one point but definitely has gone down. No non smoking buildings. Minimal security. Complaints go unheeded. High rent. Not worth it.”"

"It is a very nice and quiet complex. Staff and neighbors are friendly. I love that it is dog friendly and that all types of dogs are welcome. I am happy to be living here. I love the outreach programs. ie. collecting new socks for homeless people."

"Love living here..Raised my two boys here, friendly,safe,and very convenient for shopping and for the schools. Pets are welcome and maintenance is amazing. The space and environment is perfect… love coming home!!! Rent is perfect…you get a pool, weight room, pool table, summertime family party, quiet neighborhood, parking is convenient, parks with wooded area with deer, next to a great neighborhood. I love it here!!! I’ve returned and management is amazing!!!"
