"I was living at Crystal Flats for a couple of years and mostly enjoyed my stay. The office staff were pretty good, more recently they have hired some great people who are responsive and do whatever they can to help! The apartment buildings themselves are brand new (there are still new apartments building built when I moved out and the existing buildings were built in the last couple of years), so everything is modern as you would expect. That is what attracted me initially and I did love having a new, clean space to live in. Location wise, I think it is really nice, by a nice park, including dog park, and some lovely walkways by Crystal Bridges. They put on decent social events, however, I don't necessarily believe they are doing anything too different / novel compared to other apartments locally. Rental price is reasonable, all bills being included was a big plus. All maintenance staff I dealt with were prompt, friendly and did their job well. Why my rating is lower is purely due to the company that owns and runs these apartments for a number of reasons: * The actual buildings are not sound proof. I was lucky enough for about a year with no one above me who was loud, but in the last 6-12 months, I've had loud people above me (e.g. footsteps, sounds at night), which has meant sometimes sleepless nights. You could get lucky and get someone who isn't loud, but if you are a light to medium sleeper and get unlucky, this can severely affect your quality of sleep and life * Very odd - every time it rains heavily, there is an extremely loud noise, that sounds like very heavy raindrops falling on a tin / metal area of the building. I had a recording of the sound and sent it to the office staff and they sent someone around to "take a look" but it was clearly something to do with the exterior that was impossible to identify from inside the bedroom. This sound would keep any reasonable person up at night * My apartment was facing out towards the back carparks (along the tennis courts) and you can definitely hear any car, person talking, music playing from other units. I normally kept my windows open as I like the fresh air, but even with windows closed, you can still hear noises from apartments above Things that didn't affect me too negatively but more examples of poor decisions made by the company: * There is an extremely small swimming pool for an extremely large amount of people and apartments (the pool is similar size to a large pool found in a normal family home). It hasn't necessarily been an issue yet, but the pools were busy last summer and I can only imagine how much busier they will be once the new construction goes up * There is a "lounge" area for residents, which could have been an amazing place to hang out and co-work, however, without simple things like public restrooms or a little kitchenette with tea and coffee, it's really is a nice space with no function * Unsure if this is normal in the US (I am fairly new to living here after growing up in Australia), but to get my security deposit back, they need up to 8 weeks and for it to be sent as a check by physical mail. Another corporate decision made that is very inconvenient for individuals, especially after they've promptly received my initial deposit and monthly rent via card / online payment for the past 2 years. I feel a little bad writing this review as I do believe the local staff are doing the best they can with the situation, but this would be my true thoughts / feedback after living here for a couple of years."
"It’s absurd the management and conditions they allow for their tenants. Fire alarms rang at 2 am on a weekday with absolutely no explanation. Had to rush 5 flights of stairs down. Woke up so scared my CPAP machine broke now I’m out $2,000 to get a new machine. My dog now has PTSD and quite frankly, so do I. There are much better places to live in NWA and I advise you to choose wisely and do proper research on where you plan to give rent to."
"Location is great, near downtown and next to a major public park that has tennis courts and soccer fields. But the walls are PAPER THIN. You can hear everything."
