"I wish I could give this place 10 stars. 5 just doesn't seem sufficient. Not a single complaint or unkind thing I could say about this place. Been here 7 and a half years and I've never felt so at home in an apartment complex. The staff here is beyond incredible and if you pay attention you can tell how hard the veteran staff here has worked to uphold the high standards they must keep to make this place as safe and wonderful as it needs to be. Cindy and Julia have been an amazing support to me and my girls and treat us like family. They have rooted for and supported me through so many ups and downs and been a huge support during major hardships in our lives. I've met so many warm and welcoming neighbors who became friends and appreciate how hard the maintenance team and staff works to provide a safe living experience for everyone here. (Here's looking at you, Sawyer!) If you have an opportunity to make this place your home PLEASE don't pass it up. I promise you won't regret it."
"I had emailed to get any kind of info on a one bedroom apt (sqft, estimate for pricing, hookups etc) and I was told via email that in order to get any kind of info, I HAD to schedule a tour. What if a tour was scheduled and I simply didn't like the rough estimate for a 1bd? I would've wasted MY time and THEIR'S. Website said to contact them for details but when I did, I received no details about any units and told I would be given details only with a tour. LOL I couldn't help but laugh, these apartment complexes are ridiculous."
"I've lived here since August of 2020 and, for the most part, things have been okay but a new management company came in a while ago and things have DRASTICALLY gone downhill. I will list the good and bad here, but after some of the insanity that's happened I want to forewarn people about what they might get into. The good: the location is great, I'm close to everything and the apartment is decent-sized. The built-in washer and dryer has been a lifesaver and, initially, I loved having a patio (more on the reasons I hate it, later). They did re-do the pavement and sidewalk a while back and the roads do look really nice now. Maintenance USED to be very prompt about things, I had a coil in my HVAC that broke during a bad snowstorm and they got it fixed in less than 24 hours BUT the maintenance tech basically called me an idiot because he didn't believe anything was wrong and was then mad at me when I had to call him back out, and he didn't even apologize for neglecting to help the first time around. Up until about a half a year ago, all of the residents around me were friendly and quiet, too. Not so much now. That's about all of the good nowadays. The bad: Dog poop is EVERYWHERE, their dog poop stations are placed right in front of bedroom windows and are often neglected and not picked up/the bags not changed out. The exterior paint is peeling, the soil/ground is always torn up and there's hardly any living grass around our buildings. The maintenance techs are slow to respond now. My kitchen sink wasn't draining and, despite several phone calls, emails, and multiple promises they would be by to fix it, it took A WEEK to get it fixed. They prioritize aesthetics over the happiness of the residents. They limit how many reserves parking spots they have because the signs aren't attractive, I had to take them to the BBB to get my spot even though it would have been only one of three on the entire stretch of street I lived on. If you have neighbors like mine who have parties and people over 4-6 nights a week, and you don't get home before they start going at it, they take up EVERY parking spot in front of the building, and parking is so limited that some nights you'll have to park by the leasing office and walk back. I have also been forced to throw away several expensive outdoor plants and furniture pieces because my patio (that I pay for) was "cluttered" (it wasn't) and that all patios HAVE to be uniform for looks so you can't hang anything nice, you can't have lights, you can't have too many plants, yet the exterior of the buildings themselves are nasty. They also introduced a new pet management program that costs YOU as the renter an extra $25-50 a year to basically make a social media profile for your pet so they don't have to keep track of pet details anymore (even though they have for YEARS prior). The interior walls have cracks in them, ones I have notified them about and have never been addressed. The shower/bathtub and kitchen counters are SO cheap and they stain super easy. The HVAC system is so old that you can't use any sort of quality air filter otherwise it gets stuck and your HVAC stops working, and myself and my neighbors have all mentioned to each other that we can dust DAILY and still have dust appear the next day because the filtration in the complex is so faulty. Our kitchen windows frost over on the inside when it gets too cold, when plows come through they shovel all of the snow up behind your vehicles. It also gets REALLY cold inside the bedroom even with the heat turned up, it's always ten degrees colder than the rest of my apartment because the insulation is so thin that I can sometimes see my breath when winter rolls around. The piping for the washing machines are in the exterior wall so if it gets too cold you can't use your washing machine, so when longterm bad weather hits you're stuck with dirty clothes until the complex tells you you can use it again. Things were EXCELLENT when I first moved in, I loved it here and I was happy, but recently it's been going downhill."
"I love this apartment complex from the first day I moved in here It felt like home. It’s very spacious has lots of storage. Wiley Rachelle Julia and Cynthia are all down to earth wholesome and are very helpful and always willing to help me in whatever I need. The maintenance workers are very nice and arrive in a timely manner anytime I submit a maintenance request. I’m so happy to have found not just this apartment complex but my new home. Thank you to The Lodge At Overland Park"
