"Clean and Safe place to call home-Arcadia is a great place to live, grounds are well kept, the pools are always clean. "I wish I could give this place 2 1/2 stars. My roommate and I moved out of this apartment after 2 years and I thought it would be a good idea to leave a fair review. TDLR: It's a good really location. The apartment is old, and the definition of a landlord special. Our AC didn't work almost at all (only cooled 4-5 degrees below outside temps), I think it's a gamble as to whether you get an AC unit that works well. The maintenance men are always professional and respond to requests quickly (though never fixed our AC), the people in the office are easy to deal with 9/10 times. I'll say our main issue was the AC. We had ongoing issues and made a couple maintenance requests and eventually ended up calling the office. We were told we can't expect the AC to cool our unit more than 10 Degrees cooler than what it was outside. Our Apartment was never more than a couple degrees cooler than it was outside. It was really hard to live there in the summers. After about a year and a half at the complex we found a roach in the hall. We sent in a maintenance request. Once the pest control came back out they laid down sticky traps. We caught 2/3 in the sticky trap in our bathroom. It grossed my roommate and I out, but they were never a huge problem for us (i.e never in the kitchen). It's a super old complex so it makes sense a couple of roaches pop up. They made some nice improvements while we where there: implemented a program to make sure pet owners picked up their dog poop, added trashcans for the poop, got new mail boxes, fixed the basketball court and repaved the parking lot. The area it is in is super nice, you can walk to the liquor store, Quiktrip, Lamars donuts, Q39, and Einstein Bros. There is a nice neighborhood near by with consistent sidewalks for a nice walk, not to mention the trail in/around Corporate woods. The apartment itself is pretty run down. The bathtub was pretty gross when we moved In, and no amount of my scrubbing fixed it. Everything was sprayed and caked with paint, and the carpet was pretty worn out. Rent is pretty low relative the the rest of the area, but it is still too high for what you get. Most residents have a pet of some kind I would say, or at least it seems like it. There are tons of kids around too. I heard about car break ins, but not near our apartment. I felt pretty safe (it's Overland Park). Neighbors were always friendly and respectful. Maintenance men were really nice and understanding when we had silly questions. People in the office were nice during most of our interactions, except when my roommate dropped off our keys and were rude again when she picked up our safety deposit."
"I've lived here a year, and the experience has been overwhelmingly positive. The staff are punctual and friendly, the facilities are adequate, and the rent is competitive. My experience with the leasing office and maintenance has been that they're very prompt, and brutally effective, especially where leaks or appliances are concerned. Having spoken with residents who lived here before and after Steve took over maintenance, the difference is evidently night and day."
"Do not recommend renting here. Since I moved in Aug. 2021 I have experienced problem after problem. My furnace continuously went out, was told to be patient until they could replace it. It was finally replaced after months of dealing with my apartment being cold when it was cold outside. Next, my bathroom ceiling became wet from a leak upstairs. See photo, this is months later and bathroom ceiling issue still not resolved satisfactorily. When the huge windstorm occurred, an already rickety side panel, see photos, on my patio flew apart. I reported this to maintenance. All they did was remove the broken part, months later and patio still hasn't been repaired. The hot water cooler leaked. It started as a contained wet spot in hallway on a Friday evening. I submitted a maintenance request on Sat morning (per website office is open on Sat). Nothing happened. I called the office on Monday, by this time the water covered the entire hallway and part of my bedroom. All they did was put fans down. Most recently, I came home to a termite infestation in my 2nd bedroom that consumed not only the window but also a brand new bed by the window. Immediately informed the front office, the best they can do is send pest control to spray 4 days later. There is a consistent lack of urgency in addressing serious issues. By the way, my 15 year old sister lives with me. She is also having to experience these unsuitable and unstable living conditions while trying to focus on school. Home should be a place where you can rest and have peace, instead coming "home" to my apartment at Arcadia is a great source of stress in my life. My experience at Arcadia has been a major headache. Both literally and figuratively, I think there's probably a mold problem. Avoid renting here unless broken furnaces, leaking hot water heaters, ceilings falling down, patios in need of repair and termite infestations are no biggie to you. May 2022 - adding new photos, issues persist and in some cases have gotten worse. See photos."
