"Fiber internet is not available. If you work from home Arterra is not great. We are stuck with slow Spectrum cable. Most good reviews of these apartments where made before the new management company took over the property. Looks like all good things must come to an end. I have lived in Arterra for 10 months and it has gone through many changes. I'm writing a review as you must provide 60 days notice or you get trapped at a ridiculous monthly rate. After being here for almost a year they send another 66 pages of documents to read before signing. The lease is extremely one sided for the owner group and they will not allow for any changes. Many fees were increase significantly. Now if you are to have a bounced check fee- its 10% or your rent and a $100 fee. In my unit that would be approximately $260 dollars- talk about kicking someone while they are down. So here is an my opinion of the property. Also, they use online technology that does not show payments and they give warnings that "your" rent is past due. Even though I have been on auto payment from my first month. I payed, per the emails that my rent was past due. I ended up paying twice and they said they could do nothing about it. The bad: New management company that does not care about the residents, in my opinion. The garage door is comically slow and allows for theft. A neighbors car was stolen from the garage and we did not even receive a notice. The garage door did not work for several months. I'd write more but don't want to jeopardize the safety of the residence. They decide to obtain new vendors without having new ones in place. For example, they fired the cleaning crew and the place was a mess- literally trash bags in the halls. We had pipes bust when it was really cold and the place is still not even close to start the repairs. We have a coffee maker that just has had a temporarily out of service for months now. I think they have it there just so when showing the apartments to potential clients, it looks better. They do not allow any residence to have any form of marihuana (even if the resident has a doctor's prescription). They consider it a material breach of the lease and I can't even imagine how expensive that would be to the resident. The trash chutes don't always close- this means that if you empty your trash and take it to the designated area- you must then walk your trash back to your apartment and hope it is repaired at another time. The walls are thin and you can hear your neighbors (not awful but not good either). If you are on the Cross Roads Hotel side- there is a glass recycling truck or something that will likely wake you up every night around 3 am. Often the alarms go off and they stay on a long time before they are able to resolve the issue. The key fobs might stop working for a while and you will not have access to the elevator. That is fine except when you are carrying groceries or other items from your car. There is also a fire station down the street and a hospital close by- leading to lots of emergency sirens. Its not the worst place to live but... one could find much better in KC."
"I have lived at Arterra for the past year and a half. I have always been treated with respect. The property staff are all welcoming and communication is 5 stars. A new management company recently took over and the transition has been seemless. The gym, pool and grounds are all well kept. The social lounge on the 12 floor is perfect for entertaining and beautiful view of downtown. The montly events are fun, great way to meet the neighbors. Great location - walking distance to many restaurants, coffee shops, Union Station, and KC Streetcar. I have lived in a studio and one bedroom, nice layouts and I don't hear my neighbors."

Her friendly and approachable demeanor makes it easy to reach out to her with any concerns or questions, and she consistently responds promptly and efficiently. Maintenance requests are handled promptly, and the common areas are always well-maintained and clean. The apartment itself is fantastic as well. The layout and modern amenities make it a joy to come home to every day. I highly recommend Arterra as your next home."
"I feel so lucky to be able to call Arterra home! From the incredible staff to the friendly residents, the community at Arterra is unmatched. Brooke and Kaitlin are very intentional on creating a welcoming atmosphere and plan great resident events! Also Jason, who leads the maintenance work, is always super helpful — he took time out of his busy schedule to help me drill in shelves as well as mount a TV when I first moved in. The best part of Arterra is definitely the friends I’ve made while here :) It’s an incredible location in the Crossroads Arts District, and also a very safe one. Arterra is also pet-friendly, offering doggy treats and highlighting a pet of the month. My little dudes received the sweetest gift last month when they were highlighted! They are obviously big fans of the apartment building too. Oh, and the rooftop pool! (There’s just so much to love.)"
"We can’t speak highly enough about our time at Arterra and their amazing team! The amenities, location, and views are the very best that Crossroads has to offer, but it’s the genuinely caring and fun atmosphere that made it truly feel like home for us. We moved from out of state and were immediately and warmly welcomed. I never expected the team to learn our names, let alone our pets! The building has an intimate, boutique feel - we never felt crowded at the pool/grill/social lounge and we made great friends at resident events. If you want perfect city views, steps to the streetcar and delicious restaurants, and an incredibly responsive building team, then Arterra is your place."
