"I am writing this review because I am very displeased with our move out experience and return of our security deposit. My partner and I lived at Cedar Ridge for 5 years. In my 12+ years of renting at multiple complexes, never have I gotten so little of my security deposit returned to us. We were low maintenance tenants, consistently paid our rent on time, and cared for and cleaned our place. Prior to our move out date, we were provided with a moving checklist, which we followed thoroughly. According to this checklist, the only "automatic" charge we were informed about were fees to clean the carpets and other “damages.” To our surprise, we received a $400 deduction for our apartment to be painted with a “courtesy” subtraction of $250 for the bathrooms alone to be painted (would be have been a total of $650 for painting the apartment). When we moved into our apartment, it was clear the owners used flat paint which easily showed imperfections on the walls and drove me nuts. In fact, by the time we moved out, the paint on our bathroom walls was nearly melting off the walls. It is frustrating because a portion of our security deposit was used for regular upkeep of our unit. According to tenant rights in MO, it is the responsibility of the landlord to “make and pay for repairs due to ordinary wear and tear.” It also states this in their lease. Furthermore, according to our lease and MO law, our deposit should have been returned to us within 30 days of our move out date. It took us well over 60 days to receive our deposit and deductions after several polite reminders to our landlord. Not only did our landlord get snippy with us after trying to discuss this situation, but the company never responded to my email I sent with my concerns (email address was provided on the deductions sheet). This is unacceptable and unprofessional. I am hoping this will help others when deciding on where to live in the area."
"Kept over half of our security deposit because they needed to re-paint the apartment. I was told directly by multiple previous (and current) landlords that paying for paint is not a common expectation of a security deposit, and it is especially egregious when the clear reason for needing new paint was the landlord's original choice of paint to begin with. We also lived there for five years and were told that a few scuffs on the wall was not "normal wear and tear." You serious? We left the place extremely clean - the building manager told me that the cleaning service could only charge half the normal rate because they could not find anything to clean - and yet we lost half of our deposit. Does that make sense to you? We were told that most people don't even get as much back as us. So most tenants lose well over half of their deposit. Unless you are renting to bad tenants, how is that possible? Oh, and it took two months to even get the deposit back. If you want quiet neighbors, go ahead and give this place a try. Just don't touch the walls and assume that your $1200+ deposit isn't coming back."
"They take advantage of good paying and respectful tenants. See photos, how I left it, they kept my deposit. Unprofessional! Relocated out of area for work so gave landlord representative notice via text that I would be vacating so she could rent out while knowing I had to rent it while they had to make effort to rent it out by Missouri law. Following up signed a formal notice that I would be vacating. I advertised that I would pay someone a portion of first months rent if they were to get approved and proof of lease with the property management. The property manager harassed me for making that effort. After 2 months and bombardment of harassing text messages they informed me they would have it leased out a week into the following months rent due date. I was informed it would be prorated out of my deposit and returned. I received letter indicating I violated my lease agreement, which is false because I was still paying rent. They are very unethical. Considering I paid on time and left the apartment in way better condition that what I received it you would think they would be respectful."
