"Edit: Just another FYI if you don't believe the rest of the review. The location where all my leaks occur has now started to mold. The response by maintenance was to paint over it, not to fix it or even properly clean it. As I state at the bottom of my review "Don't move here - read the reviews and heed their warning. I ignored them and now I'm one of them...don't do what I did." Don't move here - it's that simple. If you are short on funds, find someplace to cut, get a credit card, drop internet, anything so you don't need to be here. I've lived here for 2 years and I'm constantly astounded on how horrible and probably illegal some of the practices are here. My last lease I went a total of a week without running water, half of that I had to spend with friends during CHRISTMAS because it was below freezing outside. At no point has any assistance been provided (like bottled water) since they make you pay them so they can pay the water bill, nor a reimbursement for the apartment being literally unlivable. Don't believe me...I have an email box full of emails telling us the water will be off. It's happened almost weekly for years! The "renovated" apartments just means they remove all the carpet and paint the walls a dark grey. I can hear everything my upstairs neighbor does without the carpet, EVERYTHING. You have to kill or trap bugs and reptiles inside the apartment constantly because the walls are toothpick thin and have no insulation. This is the third management company this place has had in my 2 years here and none of them do any better. They don't properly track the fact you live there, let alone respond to maintenance requests. The only way to get an answer or have something done is to go to the office and force your presence upon them, which you can't do when you are expected to pay well over $1,000 a month. I've been actively without water in my kitchen/laundry for two days now. I called yesterday, they said they would send maintenance. I called again this morning with the same issue and was told to put in a request online (which they don't respond to as I've got one for a new air filter that's been there for months). Came home, STILL NO WATER. Don't move here - read the reviews and heed their warning. I ignored them and now I'm one of them...don't do what I did."
"Tory was an absolute gem to work with from the first phone call to the tour. I was worried about the reviews, but I scheduled a tour. Seems like the worst reviewers may have been a bit “sour grapes”. It was clean, manicured, and every single person I met or saw looked pleasant. Maintenance was visible. Landscapers landscaping. I look forward to moving in this month!"
"I have been in Van Mark for approximately 3 months now and I can definitely say I love it here. The apartments are very spacious and well kept. The staff here are very hardworking and will do whatever they can to help accommodate you for a better living experience. There is never a time where I had a problem and they didn’t resolve it. The maintenance team is great as well. The community is very quiet, thanks to our courtesy officers. You are surrounded by many shopping areas and great schools for the kids. Van Mark Apartments is a definitely a place where you would want to live. If you want to move somewhere better than where you are now, then you should definitely come to Van Mark Apartments."
"I've been living in Van Mark for almost three years and have barely gone two months without something needing to be repaired and each time a repair is needed, it takes longer and longer for that repair to happen. Here are a few examples: I submitted a service request for the doors to the laundry area two months ago and they still haven't been repaired. This problem has been going on since I moved in two and half years ago. They come in, do a temporary fix and a month later, they're falling again. At this point, it's a safety issue as I have small children and the doors will fall at any time simply from just walking down the hall. The light in the kitchen was going out every week and it would take up to two weeks to get a light bulb changed and that didn't happen until I called and said I was having to use a ring light to cook. After dealing with that for about two years, they finally replaced the lighting with fixtures they're putting in the renovated apartments. So I no longer have that problem. Last year (2022) I went DAYS ((starting December 23rd and last through December 29th) without heat in the middle of a winter storm where temperatures were in the low teens and right in the middle of the Christmas holidays. Imagine having guests coming over and having to change your plans because you don't have heat. Paint is peeling in the kitchen and bathroom because they just paint over old paint. You can't even clean the cabinet doors without paint pealing. The window seals have mildew. It's ridiculous. It was really nice when I moved in almost three years ago, but now it is HORRIBLE. Do not get your hopes up for "lush landscaping" The grounds are not well kept at all. Just take a ride through the parking lot. The gutters need cleaning. We literally have "tiny trees" growing in the gutters" because it's filled with pine straw. The pool didn't open until July, was only open during office hours when most tenants are working and we had to travel through the office to enter the pool because for some reason, they refused to unlock the entrance to the pool. The pool closed the first week in August. So we're paying for amenities that we can't freely use. The rent is increased with each lease renewal, yet no upgrades or improvements are made. So I don't understand what the increase is for. Apparently, they're under new management, but no one else is ever in the office and no one ever answers the phone or returns a call. This apartment complex has gone from good to horrible since we moved in. It's certainly not worth the monthly rent and the renewal increases. Think long and hard before making this your home."
"The absolute worst on planet earth!!!!! Dumpster is maggot infested with a rotting, broken house full of furniture sitting outside of it for the last month. Numerous calls and visits to management office have yielded nothing but excuses about why things are not done. Neighbors use their front walk as a hoarders den in spite of receiving violations from the office. Now the fool is putting his trash out there as well. Buildings exterior are filthy mcnasty! Don't look like they have ever been power washed. Windows to the exterior of the buildings are so filthy you can't see out of them! Landscaping in front of my door is growing so wild, I'm scared it's going to come in the house! I have no idea what kind of creatures are lurking in this knee deep mess! The ONLY good thing about this joint is the layout of the apartment. Management.....couldn't have gotten worse if I had prayed for it! I've been here less than 30 days and already want out of this dump!!!! For $995 a month??? You have got to be kidding me!!!! I've seen trailers that look better!!! Make sure you hand calculate the amount of any prorated rent. Their proration calculator they are required to use will overcharge you and when it is brought to their attention, they will try to force you to pay the overage anyway."
