"Worst place to live in Oxford. The management is horrible. The condos are cute, but they're made from cheap materials. I was lied to and conned into signing a lease and then forced to move out less than a month later because they "accidentally double booked" our specific condo. There were too many broken promises. They're money hungry and have no shame. I'm surprised they're still in business. I know a guy who used to work in management there who told me not to trust them after he found a better job."

"The management SUCKS! The floors are coming up, bedroom furniture shoved in the middle of the room and broken (management actually said fixing it yourself is better, no idea when maintenance can get there), other furniture that we are paying for has yet to arrive after a month of being there. Second month’s rent with some “random administrative fee”. Promised paper work never received and no answer/response from anyone at the front desk."

"Great place for college students. Very clean well managed and awesome amenities. Full gym, nail salon, infinity pool, hot tube, firepit four outdoor large screen TV's. Beautiful place to live close to campus."

"Wouldn’t recommend this place even if there’s no other availability in Oxford! Had problems with them and management since the day the lease was signed. The entire property is cheap construction. No amenities or even our house was done on time as promised. Will take money from you at any chance! They kept saying “Leave the house in the condition you would want it to be in when you move in” when moving out- yet when we moved in it was never cleaned, construction dust everywhere, and unfinished construction. Yet if we left it that way, we were charged for ANYTHING and EVERYTHING! We were advised by multiple people not to sign a lease, and if we could go back we would listen to them. Learn from our mistakes! Don’t sign here. This company lives off false promises."

"This company was designed To take advantage of students and their parents. Late fee is $50 after just 3 days and then $10 each day after. They hide behind a management staff of other college kids who have zero control. If you come to oxford and notice your wallet is missing, it was probably taken by these thieves. Dirty upon move in. I had to take pics of ripped up carpet just in case. Workmanship is unfinished terrible, flimsy construction."
