"Phil's and his associates failed to due their due diligence. Nearly 5 years after purchasing my property and title insurance someone I've never seen or heard of came up to my property claiming they where owners of an easement through my property. They claimed there exists a document from 70 years ago which expresses ownership. Prior to all of this about 6 months after the purchase, I had been in the owners office several times to address some issues we had with trespassers. Both my husband and I point blank asked "who else owns this easement?" He pulled up documents back 40 years to show me the "ownership" and reinforced per his documents it's the owner we had been told. Fast forward back to 2020 and this new individual at my proprerty stated the aforementioned. I reach out to the owner again and ask him to find this 70 year old "document". He finds it and says it's not clear to him what the chain in ownership is. This is 5 years after I purchased the property! This was never on my preliminary commitment. The person sues us. We try to get the title company to represent us multiple times. Nope! Long story short. If you are interested in land in the foothills or mountains of this valley DO NOT trust Land and Title to do their due diligence. They want to avoid, at all cost, spending the time (you pay them to) to DIG DEEP into nearly century old encumbrances on property in the foothills. It is an easement mess and the more you find out the less you may be inclined to buy and close a sale with them. I did more of my own research 5 years later than they EVER did for me as a paying customer. It is my opinion, from my direct experience, that their behavior is negligent and greedy."

"READ THE FINE PRINT & RUN !!! Nearly 6 months after having them do the paperwork on a house we sold we got a bill for nearly $1000. They said this was for an error in paperwork. When we press them on it they admitted that it was their mistake, done in office, by one of their own employees. I explained that I hired them and paid them to do the paperwork, but they showed me the fine print that states clearly that they are not liable for mistakes that they as a business have made. I called the other two title companies in Walla Walla and they do stand behind their work and will not charge the customer for their mistakes. I talked with two attorneys in town that told me the contract was airtight and that it would cost me more to retain them then the bill I have been presented. Run! Do not walk away, sprint to anyone else!"
